  • Overview of Restrictions (Excerpt from Agreement)
    (Standards for Buildings)
    Article 6 The use, form, site, design and location of buildings in the agreement area must be based on the standards specified in the following items. In operation, refer to the Shin-Ishikawa 2-chome C District Building Agreement Interpretation Standards and Operation Detailed Rules.
    (1) The use of the building shall be as follows.
    (A) Single-family houses (including two-family living together houses)
    (A) Single-family clinic combined housing (excluding veterinary clinics)
    C. Single-family homes (however, single-family homes are limited to those that fall under all of the following)
    (a) The use that also serves as a study school, flower arrangement classroom, or the like, or an office.
    (A) There must be no part to be used only for the use of (a).
    (c) The floor area provided for the above uses (a) must be 25m2 or less.
    (d) If you have a signboard or something similar, the total display area must be 0.5m2 or less.
    (2) The height of the building shall not exceed 9m from the ground height of the site as of February 25, 1984 (the first agreement approval date). The ground height of the site is the altitude of the site (the height of the average tide level of Tokyo Bay is 0 m).
    (3) The number of floors of the building shall be 2 or less except for the basement.
    (4) The total floor area of the basement (including existing basement garages, existing basements, etc.) shall be within 50% of the site area.
    (5) The plot of the site cannot be changed as of February 25, 1984 (the date of initial agreement approval).
    (6) The ground height of the site cannot be changed as of February 25, 1984 (the date of initial agreement approval). Provided, however, that this shall not apply to the part corresponding to (7) a.
    (7) The ground of the site (meaning the land on which the work, etc. are left unchanged, and the crust) cannot be changed as of February 25, 1984 (the first agreement approval date). However, this does not apply to those that fall under any of the following (excluding those that may affect nearby houses and existing structures).

    B. Cuts necessary for the construction of basements, installation of elevators, and construction of underground garages
    (C) Ground improvement to be carried out by ground reinforcement (seismic resistance) of the floor or land subsidence measures
    (8) In the case of construction of (7) and (b) above, the maintenance of the shape of the existing masonry retaining wall is basically performed. However, when remodeling the existing retaining wall as necessary, it shall be in harmony with the shape of the surrounding existing retaining wall.
    (9) The distance from the outer wall of the building or the surface of the pillar in place of this to the road boundary line and the adjacent land boundary line shall be 1 m or more. But it is not this limit about thing corresponding to any of the following in part of building or building in distance less than limit of this distance.
    Oh, the total length of the center line of the outer wall or pillar in place of this is 3m or less.
    (A) Provide for storerooms and other similar uses (excluding garages), the height of the eaves is 2.3 m or less, and the total floor area is 5 m2 or less.
    C. What is used for the use of garages. (However, it is limited to those without outer walls.)
    (10) Fences or fences to be installed around the site shall be open to hedges, net fences, etc., except for gateposts supporting the gates and small-scale walls accompanying them. However, for places where traffic is heavy and concrete walls or block walls are required for safety or noise prevention, this shall be accepted. In this case, it shall be in harmony with the neighborhood.
    (11) About color of roof and outer wall of building, we shall avoid thing which damages scenery in agreement area such as high saturation colors (red, blue, yellow) and shall be in harmony with neighboring scenery.
