  • Outline of limitations (excerpts of agreement)
    (Prohibition of site division)
    Article 8 The site of the building shall be the site of one block at the time of the public notice of approval of this agreement (as shown in the attached figure. Except for 1-5-11 to 1-5-13, Blocks A and C are 250 m2 or more, and Block B is 200 m2 or more. ) Do not divide. Provided, however, that this shall not apply in cases where it falls under any of the following items and does not violate relevant laws and regulations and other standards stipulated in this Agreement.
    (1) For 1-5-16, 1-5-16, 1-5-17, 1-5-17, and 1-23, each with a minimum site area of 250 m2 or more.
    (2) For 1-24-3 and 1-34-3, split within 2 sections and each minimum site area of 250 m2 or more.
    (Prohibition of change of site shape)
    Article 9 The shape of the site of the building shall maintain the shape at the time of the announcement of the approval of this agreement, and the shape of the site shall not be changed by cutting or embankment. Provided, however, that this shall not apply if any of the following applies and does not violate the relevant laws and regulations and other standards stipulated in this Agreement are not violated.
    (1) Minimum size change due to installation of car garages and landscaping exterior construction
    (2) Cutting of the site of the building recognized by the proviso of Article 12, Paragraph 1
    (Retreat distance of outer wall)
    Article 10 The distance from the boundary of the road (including pedestrian-only roads) to the outer wall of the building (including basement buildings) or the surface of the pillar in place of this is 2 m or more, and from the neighboring land boundary line to the building (excluding basement buildings) or the surface of the pillar in place of this must be 1m or more. But it is not this limit about building corresponding to one of next kakugo or part of building.
    (1) The total length of the center line of the outer wall or the alternative pillar is 3 m or less
    (2) Provided for storerooms and other similar uses (excluding car garages), with an eaves height of 2.3 m or less and a total floor area of 5 m2 or less
    2 The retreat distance of the outer wall from the road boundary in the preceding paragraph shall be the distance after the change if the retreat distance of the outer wall of the area is changed by the City Planning Act (Act No. 100 of June 15, 1968). I do.
    (Structure of buildings facing main line and semi-track lines)
    In Article 11 agreement area, for buildings of the next section facing the main line, the restrictions on buildings in the semi-fire prevention area according to Article 62 of the Act shall apply mutatis mutandis.

    (Use of buildings)
    Article 12 Use of building shall be exclusive house or clinic (except veterinary clinic) combined house. However, for buildings necessary for the public interest or those approved by the Building Agreement Steering Committee (hereinafter referred to as the “Steering Committee”) stipulated in Article 30 and that have undergone prior consultation with Yokohama City, This is not the case.
    2 The number of buildings specified in the preceding paragraph shall be one unit per block. Provided, however, that if the site is divided based on the proviso of Article 8, it shall be one house per site after the split.
    (floor area ratio)
    Article 13 The ratio of the total area of the building to the site area (hereinafter referred to as the “floor area ratio”) is 5/10 for block A and block C, and 10 minutes for block B block B. Do not exceed 6 (extensions of storerooms less than 10 m2 that do not require confirmation application under Article 6 of the Act is also included in the total area.) 。
    2 The floor area ratio set forth in the preceding paragraph shall be the floor area ratio after the change if the floor area ratio of the relevant area is changed by the City Planning Act (Act No. 100 of June 15, 1968).
    (Building ratio)
    Article 14 The ratio of the building area of the building to the site area (hereinafter referred to as the “building ratio”) shall be three-tenths of block A and C, and 4/10 for block B block B. Do not exceed. In addition, Article 53, Paragraph 3, Item 2 of the Act shall apply mutatis mutandis (extensions of car garages, sheds, etc. of 10 m2 or less that do not require confirmation application under Article 6 of the Act is also included in the building area.) 。
    2. The building coverage ratio set forth in the preceding paragraph shall be the building coverage ratio after the change if the building coverage ratio of the area is changed by the City Planning Act.
    (Limited to the number of floors)
    Article 15 The number of floors excluding the basement shall be two or less.
    (Limited to the height of buildings)
    Article 16 The height of the building must not exceed 8m from the ground surface (at the time of public notice of approval of this agreement).
    (North diagonal line)
    Article 17 The height of each part of a building with a height of 7 m or less shall be calculated by multiplying the horizontal distance in the true north direction from the relevant part to the center line of the front road or the adjacent land boundary line by 0.6. Must be less than 5 m.
    For buildings whose height of two houses exceeds 7m, "0.6" and "5m" in the preceding paragraph shall be "0.5" and "4m", respectively.
    (Height height and material)
    Article 18 Sleeping facing roads (including pedestrian-only roads) must be used as aluminum, steel, wooden and other similar aesthetics with a height of 1.5 m or less from the hedge or ground surface.
    (Prohibition of outdoor structures)
    Article 19 Advertisements, notices, or other similar outdoor structures that impair the aesthetics shall not be installed.
    (Alley-shaped part of the site)
    Article 20 Regarding sections with an alley-like part on the premises, study rooms, storerooms, car garages and the like shall not be installed in the relevant part.
    (Prohibition of entrances facing roads with sidewalks)
    Article 21 For sections that face roads with sidewalks and roads without sidewalks (same as the lot numbers prescribed in Article 11 except 1-23), cars on the part facing the road with sidewalks Do not have doorways installed.
    (Prohibition of entrances and exit facing pedestrian-only roads)
    Article 22 Regarding the site of the parcel facing the pedestrian-only road, the shape of the masonry facing the road and the entrance of the car shall not be installed on the part facing the road.
    (Prohibition of removal of water levee)
    Article 23 The water levee attached to the residential land must not be removed.
    (conservation, a green space with residential land)
    Article 24 Residential land with residential land must be maintained and preserved as green spaces in the future.

    (Prohibition of outdoor antennas)
    Article 25 Regarding TV antennas, joint viewing antenna facilities shall be used, and outdoor antennas shall not be installed.
