Overview of Restrictions (Excerpt from Agreement)

(Restrictions on Buildings)
Article 7
The site, location, use and form of buildings in the agreement area specified in the preceding Article must be based on the standards specified in the following items.
(1) The use of the building shall be a single-family house, a dedicated house, a clinic combined house, and a combined house stipulated in Article 130-3 of the Building Standards Law Enforcement Order. (2) The number of floors in Area A shall be 2 or less except for the basement, and the number of floors in Area B shall be 3 or less except for the basement.
(3) The height of the building from the site ground in Area A shall not exceed 9 meters and the height of the eaves shall not exceed 6.5 meters. In addition, in area B, the height from the site ground of the building shall not exceed 10 meters.
(4) The height of each part of the building (depending on the height from the ground surface) The maximum limit of (the same shall apply hereinafter) shall be 0.6 times the horizontal distance in the true north direction from each part to the center line of the front road or the adjacent land boundary line, plus 5 meters. However, this shall be applied to the mitigation provisions of the altitude district.
(5) The ratio of the building area and total area to the site area of the building shall be 4/10 or less in Area A and 6/10 or less in Area B, respectively, and 6/10 or less and 18/10 or less in Area B.
(6) The horizontal distance from the outer wall of the building or the surface of the pillar in place of this to the road boundary and the adjacent land boundary must be at least 1 meter. However, Article 135-5 of the Building Standards Law Enforcement Order ※This shall be exempted for the part of the building specified in.
(7) All land in the agreement area shall be used as one residential site per block, and the site division after the agreement must be at least 180m2 (54 tsubo) per block.
