About specific building environmental hygiene management standard

Building Environmental Sanitation Management Standards

When it falls under a specific building, its owners, occupants, etc. are obliged to maintain and maintain the specific building in accordance with certain standards specified by a Cabinet Order. In addition, owners of specific buildings are required to appoint a building environmental hygiene management engineer in order to supervise them so that maintenance is performed properly.
In addition, even if it is a building other than a specific building, there is an obligation to make efforts to maintain it according to the building environmental management standards used or used by many people. .

1 Air Environment

Air environment measurement
Air environment measurement 1/2 months (regular)

※Measurements are conducted at least twice a day at facilities with air conditioning equipment and mechanical ventilation equipment.
※Air conditioning equipment: Equipment that can purify the air and control the temperature, humidity and flow rate.
※Mechanical ventilation equipment: Equipment that can purify the air and adjust the flow rate and supply it.

Management standards for facilities that have air conditioning equipment (Article 2 of the Cabinet Order)
1 Amount of suspended dust 0.15 mg or less per 1 m3 of air
2 Containment of carbon monoxide 6 ppm or less
3 Carbon dioxide content 1,000 ppm or less
4 Temperature 18°C or more and 28°C or less
5 Relative humidity 40% or more and 70% or less
6 Air current 0.5m/second or less
7 Amount of formaldehyde 0.1 mg or less per 1 m3 of air

※For 1, calibration of the dust meter should be carried out regularly once a year or less.
※Temperature and relative humidity standards do not apply to mechanical ventilation equipment.
※For 7, complete new construction, extension, large-scale repair, and large-scale remodeling, and measure once from the start of use of the building to the latest from June 1 to September 30 .

2 Air conditioning equipment (cooling towers, humidifiers, etc.)

  • The water to be supplied must conform to the water quality standards stipulated in Article 4 of the Water Supply Law.

3 When supplying drinking water and domestic water (including central circulation hot water)

Hygiene measures related to water supply
Measurement of free residual chlorine 1/7 days (0.1ppm or more)
Cleaning of water storage tanks and hot water storage tanks 1/1 year (regular)

※In the case of combined residual chlorine, retain at least 0.4 ppm.
※If the supplied water may be significantly contaminated with pathogenic organisms, or if there is a possibility that it may contain a large amount of organisms or substances that may suspect that the pathogenic organisms are contaminated, free residual chlorine contained in the water at the hydrant shall be 0.2 ppm (1.5 ppm for combined residual chlorine).
※If the maintenance and management of the hot water supply equipment is performed appropriately (such as checking the temperature in the return pipe) and the water temperature of the water at the terminal hydrant is kept at 55 ° C or more, the water quality inspection of the content of free residual chlorine can be omitted.
※Reservoirs refer to water receiving tanks, elevated water tanks, etc.
※Regarding the cleaning of the hot water storage tank, the cleaning method differs depending on the conditions of the equipment, but as much as possible, use the same method as cleaning the water tank. In addition, it is desirable to carry out equipment that cannot use the same method as the water tank cleaning work due to a closed type, etc. as much as possible according to the situation. In addition, for equipment that cannot be cleaned, be sure to perform cleaning such as drainage.

4 Miscellaneous Water

Miscellaneous water refers to water used for watering, aquascapes, cleaning, and flush toilets (except when tap water is used).

※In the case of combined residual chlorine, retain at least 0.4 ppm.
※If the supplied water may be significantly contaminated with pathogenic organisms, or if there is a possibility that it may contain a large amount of organisms or substances that may suspect that the pathogenic organisms are contaminated, free residual chlorine contained in the water at the hydrant shall be 0.2 ppm (1.5 ppm for combined residual chlorine).
※Do not use water containing human waste as raw water for watering, aquascapes, or cleaning.

※In addition to daily cleaning, facility cleaning refers to the removal of lighting fixtures, ventilation openings, walls, and high altitudes, and inspection and cleaning of waste treatment systems as unified cleaning.

7 About control of rats

About control of rats
Inhabitation survey, prevention measures, effect judgment of rats, etc. 1/6 months or less (regular)

※Conduct a unified survey once every six months on the location, habitat, intrusion route, and the status of damage caused by rats, etc., and based on the results of the survey, take necessary measures to prevent the occurrence.
In addition, in areas where food is handled and areas where rats are likely to occur, such as around drainage tanks, interceptors, and waste storage facilities, once every two months, investigate their habitat, etc. Take measures to prevent outbreaks.

8. Provision of books and documents
