Please tell me about the handling of the area of the stairs that cannot be included in the floor area of the scale standard.
A

"The floor area of at least one floor of the dwelling unit (excluding the area of the stairs) shall be 40 m2 or more."
Regarding the standard, the stairs, which will be the moving space on the upper and lower floors, will be excluded from the floor area so that 40 m2 can be effectively secured.
However, if the lower part of the stairs can be used as a living space such as a toilet, storage, or a space where you can freely move back and forth, etc.
This area can be excluded from the area of the stairs.

Are there any cases where you cannot certify your living environment standards?

In the following cases, we may not be able to certify, so if you have any questions, please contact us in advance.
・Status of living environment standards (in cases of unconsultation or nonconformity)

About application documents

Do you need seal for the application form?
A

From March 1, 2021, seal is no longer required for all applications, including those prescribed in the outline.
We do not request a power of attorney, but in order to prevent trouble between the power of attorney and the power of attorney, please determine the necessity of the seal between the power of attorney and the power of attorney as necessary.

Do you have any documents required at the time of application? (other than documents submitted to the Evaluation Facility)

Please be careful not to forget the following documents that are required to be submitted by Yokohama City.

 Please click the place on the screen map and raise the flag, and print it.

Do you accept mail?
A

For procedures that do not involve payment of fees, we will accept and return by mail.
In addition, return of duplicates and certification notices, etc. is handled by mail.

※Please note that applications for certification involving payment of fees are not accepted by mail as before.

Plan change, renovation, etc.

What kind of procedure is required for changes after certification or renovation after completion?
A

Please refer to registered house performance evaluation organization about change to affect long-term use structure.
It is determined by the evaluation body that the changes are minor.

<In case of minor changes>
For minor changes, the evaluation organization will issue a minor change certificate to the applicant.
After that, there is no need to go to Yokohama.
※About change of contents that are not related to long-term use structure, presentation of "slight change notice" is necessary to Yokohama-shi.
(Example: Changes to the maintenance conservation plan, etc.)

<When the evaluation organization needs to confirm the long-term use structure, etc. again>
After the examination is performed by the evaluation organization, please submit a change certification application to Yokohama City.
For details, please refer to “4. Procedures for Changes, Decisions on Transferees, etc.”

Inheritance and Trading

Is there a procedure for inheriting a long-term excellent house by buying or selling or inheriting?
A

Please prepare two copies of the “Application for Approval”, “Documents certifying succession of status (sales contract, registry, etc.)”, and “Power of Attorney (* When delegating the procedure to an agent)” at the counter Please submit. The fee is 1700 yen.

About "position of house pertaining to authorization" of authorization letter of advice, "character (aza)" is missing, can you put in?
A

From 2021, we will not display characters other than character chome for "location of house pertaining to authorization" such as certification letter of advice of long-term excellent house issued by Yokohama City. You may be listed on the application form, but you cannot display characters for the certification letter to be issued.

How can I correct errors in the certification notice?
A

Please correct the content that was incorrect in the "Minor Change Notification" and apply for a "Reissue of Certification Notice". When applying for reissuance, we will collect the original letter of certification that was incorrectly written. You can submit the "Minor Change Notification" and the "Application for Reissue of Certification Notice" at the same time. A fee of 300 yen will be charged for re-grant application.

How can I get a certified long-term excellent house building certificate?
A

The "certified long-term excellent house building certificate" is a document issued by the "certified architect, designated confirmation inspection organization or registration-based house performance evaluation organization" instead of the administrative agency, so please contact that.

Can you confirm whether the building you live in is a long-term excellent house?
A

Whether it is a long-term excellent house is not a publicly available information, so we will not be able to respond to inquiries.
If you have obtained certification, please contact a sales company, architect, real estate brokerage company, etc. as it has been applied before construction starts.
