Current situation and policy of town development

In the area of about 37ha in the southern part of Shin-Yokohama Station, the business plan for land readjustment was abolished in 2003, but we left city planning to solve local issues such as maintenance of sewerage and improvement of roads, It is a situation where construction restrictions are imposed. .
(When we build in area, permission based on Town Planning and Zoning Act Article 53 is necessary. Please see the following page for detailed explanation and application form.
In order to solve these regional issues, in 2010, we formulated the "New Town Development Concept (draft) in the Southern District of Shin-Yokohama Station", and based on this concept, we are examining town development. .
Currently, a redevelopment preparation union established by volunteers of landowners is examining redevelopment in front of Shinoharaguchi. Yokohama City is supporting the preparatory union for the realization of the redevelopment project, and is considering the development of the surrounding infrastructure in line with the redevelopment.

About "new way of thinking (draft) of new town development in the southern district of Shin-Yokohama Station" (December 2010)

Introduction

In the southern district of Shin-Yokohama Station, the business plan of the old land readjustment project (city planning decision in 1994, business plan decision in 1997) was abolished, but there is no plan for new town development to replace the old land readjustment project Therefore, the city planning decision remains.
To date, issues such as the maintenance of sewers and the improvement of narrow roads that are dangerous for pedestrians remain, and construction restrictions have been imposed by city planning decisions.
We show way of thinking of new town development of city this time and want to devise plan of new town development while hearing opinion of local all of you.

Basic Approach

(1) New town development will be promoted step by step from where agreement is reached, valuing regional consensus building.
(2) At the stage when a new town development plan is formulated, we will abolish the city planning decision of the old land readjustment project.
(3) Land use is divided into a “station area” that considers advanced use of land, and a “residential area” that maintains the current living environment.

  • In the station square area, we will discuss with landowners about advanced use of land.
  • In the residential area, we support local activities such as creating an organization for community development, creating rules, and making plans in response to local requests.

(4) Regarding roads that will be the main roads in the area, we aim to improve access from the south side of Shin-Yokohama Station and to ensure the safety of pedestrians in the area in line with the development project in the station square area.
In addition, the current city planning roads (Shin-Yokohama Shinohara Line, Shin-Yokohama South Exit Line) are premised on large-scale development by the old land readjustment project, so this is the current topography, residential land height, and current roads Consider the location of the road, etc., and review the alignment and width according to the plan for new town development.
(5) About sewer, we start construction in Soyado-cho from 2010. In Shinohara-cho, we start maintenance at the stage when plan of new town development was devised, but as a result of examination about sewage, advance maintenance became possible, so we maintain it before rainwater .
