Current Status and Policy for Community Development

In the area of Shin-Yokohama Station southern district of about 37ha, we abolished business plan of land readjustment in 2003, but we left city planning to solve local problem such as maintenance of sewer and improvement of road, It is a situation where we are applying.
(When we build in area, permission based on Town Planning and Zoning Act Article 53 is necessary. Please refer to the following page for more details and application forms.
In order to solve such regional issues, in 2010, we formulated the “New Town Development Plan (draft)” in the southern district of Shin-Yokohama Station, and based on this concept, we are examining town development.
Currently, the redevelopment preparatory association established by volunteers from landowners is considering redevelopment of the station square at Shinohara Exit. Yokohama City supports the preparatory union for the realization of the redevelopment project, and is also considering the development of infrastructure around the area in line with redevelopment.

About "way of thinking (plan) of new town development of Shin-Yokohama Station south district" (December, 2010)

First of all,

In the southern district of Shin-Yokohama Station, the business plan of the old land readjustment project (city planning decision in 1994, 1997 business plan decision) was abolished, but there was no new town development plan to replace the old land readjustment project , The city planning decision remains.
Until now, issues such as maintenance of sewers and improvement of narrow roads that are dangerous for pedestrians remain, and building restrictions due to city planning decisions are being imposed.
This time, we show way of thinking of new town development of city and want to devise plan of new town development while asking opinion of local everybody.

Basic Approach

(1) New town development will proceed step by step from the point where the agreement was reached, cherishing local consensus building.
(2) At the stage where a new town development plan is formulated, we will abolish the city planning decision of the old land readjustment project.
(3) Land use is divided into "station square area" where advanced use of land is considered, and "residential area" that maintains the current living environment.

  • In the station square area, discussions will be held with landowners on advanced use of land.
  • In the residential area, we support local activities such as creating an organization for town development, rule making, and planning according to local needs.

(4) Regarding roads that will be the main trunk line in the area, we will aim to improve access from the south side of Shin-Yokohama Station and to ensure the safety of pedestrians in the district.
In addition, since the current city planning roads (Shin-Yokohama Shinohara Line, Shin-Yokohama South Exit Line) are premised on large-scale development by the old land readjustment project, this is the current topography, the height of residential land, and the location of the current road, etc. In consideration of the linearization and width will be reviewed according to the new town development plan.
(5) About sewer, we start construction in Soyado-cho from 2010. In Shinohara-cho, we start maintenance when plan of new town development was devised, but, as a result of examination, advanced maintenance became possible, so we maintain in advance of rainwater .
