  • Outline of limitations (excerpts of agreement)
    (Standards for Buildings)
    The site, position, structure, use, form and design of building in Article 6 agreement area must follow standard to establish in next kakugo.
    (1) The use of the building shall be a single-family house. Provided, however, that this shall not apply to any of the following:
    Common facilities such as Neighborhood Association
    (Ii) A house that also serves as the following uses (a) to (d), and more than half of the total area is used for living, and the total floor area of the parts used for these uses is 50 m2 or less
    (a) Offices
    (b) Study cram schools, flower arrangement classes, go classes and other similar facilities
    (c) Atelier or workshop for producing art or crafts (when using a prime mover, the total output must be 0.75 kW or less)
    (d) clinics
    (2) The number of floors excluding the basement shall be 2 or less.
    (3) The height of the residential land ground surface shall not be changed from the height of the ground surface of the residential land shown in the area map. Provided, however, that this shall not apply to cuts or embankments to build car parking lots and stairs, or ground rise of 15 cm or less due to surplus soil pertaining to construction work in the agreement area.
    (4) At the distance from the outer wall of the building or the surface of the pillar in place of this to the site boundary line (hereinafter referred to as “retreat distance of the outer wall”), 1 m or more, retreating from the outer wall to the city road Kitayamada No. 381 site boundary line. In the distance, 1.5 m or more. But it is not this limit about building or part of building in distance less than limit of retreat distance of outer wall or building corresponding to any of the following.
    (I) The total length of the center line of the outer wall or the pillar in place of it is 3 m or less, and the retreat distance of the outer wall is 0.5 m or more
    (Ii) To be used for storage and other similar purposes, with an eaves height of 2.3 m or less and a total floor area of 5 m2 or less
    Car garages with a height of 2.3 m or less with no outer walls
    (5) Entrance to the car parking lot shall not be provided facing the city road Kitayamada No. 378 or Kitayamada Route 380.
    (6) Structure of fence or fence facing city street Nakagawa No. 57, Nakagawa Route 60, Kitayamada Route 380 or Kitayamada Route 381 shall fall under any of the following. (Excluding the underground regulating pond site shown in the area map.)
    A lifetime fence
    (Ii) A combination of hedges and a transparent fence with a height of 1.3 m or less from the ground surface of the residential land
    (7) Residential land incidental green tract of land (residential land part within 1m from road boundary line) shown in area map shall be as specified in the following items, and shall be maintained and preserved. Provided, however, that this shall not apply to the case where the Steering Committee specified in Article 7 approves and approves the cityscape as maintaining and preserving the cityscape full of greenery.
    (I) All parts of the building (including building equipment, eaves / rain gutters, car garages and storerooms) and structures (including retaining walls, fences, gateposts / gates, car gates or mechanical parking facilities, etc.) Shall not be installed. Provided, however, that the following items (a) to (f) can be installed.
    (a) Aisles and exterior stairs
    (b) Stone markers, etc. for specifying boundaries
    (c) A curb of 15 cm or less in height used to hold soil.
    (d) Outdoor lighting fixtures
    (e) Supports to be installed to maintain trees
    (f) Works to be buried below the road surface of the road facing green spaces
    (Ii) shall be greened by trees. Provided, however, that this shall not apply to the residential land (passage to the entrance, exterior stairs, lanes, etc.) or car parking lots, etc., and this shall not apply to parts where the total frontage per site is 8 meters or less.
    Three or more Takagi trees with a height of 5 meters or more, and one or more Takagi with a height of 3 meters or more shall be planted.
    (8) The wall of the retaining wall facing the road boundary in the range of "wall greening" shown in the area map shall be greened.
    (9) Outdoor antennas (including BS, CS antennas, etc.) must not be installed.
    (10) The colors of the building shall be in harmony with the surrounding streets, avoiding primary colors.
