Located in the western part of Aoba Ward, approximately 2.5 km northwest of Aobadai Station on the Tokyu Denentoshi Line, Nippon Sport Science University Yokohama Kenshidai Campus is located within the district.

Under the Aoba Ward Plan, Yokohama City Urban Planning Master Plan, it is positioned as a green base, and when large-scale facilities such as schools are expanded or redeveloped, consideration should be given to the surrounding environment, such as preserving forest land and green spaces on the premises.
In addition, while preserving cohesive forest areas, there is a need to respond to social demands such as promotion of regional sports utilizing university functions, cooperation with universities, communities, and governments, health promotion, and enhancement of disaster response.
To this end, the District Plan aims to promote land use open to the community while improving university and disaster prevention functions by utilizing the green environment in the area in conservation and maintaining continuous and rich forest areas that take into account the landscape of adjacent hills and improving quality greening.

Land Use Policy

In order to achieve the goals of the city planning, guide land use appropriate for each district characteristic.

1. District A
In consideration of the adjacent forest areas, we will promote the greening of conservation with a lush green environment, while consolidating facilities such as educational facilities, research facilities, sports facilities, and training camps. In addition, we will introduce functions that contribute to the improvement of local disaster prevention, such as by establishing local evacuation centers in the central part of the district, and functions that contribute to the health promotion of local residents by utilizing university functions.
2. District B
Promote appropriate coexistence with adjacent university facilities, and use land in consideration of surrounding residential areas.
Policy for the development of district facilities

In order to improve the disaster prevention of the area, we will maintain a passage that supports disaster prevention activities such as smooth import of supplies and rescue in the event of a disaster, and also maintain a disaster prevention plaza along the passage, which will be a place for disaster prevention activities in the event of a disaster. .
In addition, in order to maintain and improve the convenience of local transportation, a traffic plaza will be developed that takes into account the accessibility of buses and ordinary vehicles.

Policy for maintenance of buildings, etc.

In order to guide the maintenance of buildings in line with the policy of land use while considering the surrounding environment, restrictions on the use of buildings, restrictions on the position of walls, height of buildings, etc. Define the maximum limit, restrictions on form designs such as buildings, restrictions on fences or fences, and the minimum greening rate of buildings.
In addition, for buildings to be maintained in District A, the building plan will be equipped with disaster prevention functions and consideration for barrier-free and energy-saving performance.

  3. Regarding Area A, consider the surrounding green space and the grounds of the university, etc., and secure the landscape with the greening of the site of the building and the continuous green spread by the green zone.
In addition, greening facilities that are the basis for calculating the greening rate shall not include greening facilities in areas such as forest land and grassland shown in the plan drawing.

Restrictions on the use of buildings

Buildings other than the buildings listed in the following items must not be built.
