Targets of District Planning The area is located in the western part of Aoba Ward, about 2 km northwest of Aobadai Station on the Tokyu Denentoshi Line, with research facilities surrounded by greenery.
The purpose of this district plan is to use land in consideration of surrounding residential areas, etc., and to maintain and preserve a lush research environment.
Land Use Policy Divide into four districts to achieve the goals of the district plan, and promote land use mainly for research facilities in District A, District B, and District C. In Area D, we will preserve existing forest areas and green spaces and create a green research environment.
Policy for the development of district facilities At the road boundary on the south side, green spaces will be placed to use as buffer zones with residential areas. In addition, the conservation of the Reservoir will be planned to secure the water retarding function during rainfall. In addition, an exercise plaza will be placed to secure an open space.
Policy for maintenance of buildings, etc. The policy of maintenance such as buildings is determined as follows according to the characteristics of each district.
  1. District A and District B
    In order to locate research facilities, restrictions on the use of buildings, the maximum floor area ratio of buildings, the maximum building coverage ratio, the maximum height of buildings, the restrictions on form design of buildings, etc. Define the minimum greening rate of buildings.
  2. District C
    In order to establish the facilities attached to the research facility and to provide a buffer zone with the surrounding environment, restrictions on the use of buildings, the maximum floor area ratio of buildings, the maximum building coverage ratio, and the position of walls Define restrictions, the maximum height of buildings, restrictions on form designs such as buildings, and the minimum greening rate of buildings.
