Completion of committee proposals and future schedule

  • We will discuss the draft at today's committee, make necessary corrections, and then explain it to market participants in order.
  • On February 20, a final review committee will be held to finalize the "Recommendations".
  • Submitted a proposal to the "Yokohama City Central Wholesale Market Establishment Management Council" to be held in early March. After obtaining consent at the Council, he reported to the mayor.
  • In FY2008, Yokohama City will promote the development of a basic plan as a city while respecting the contents of the report.
Summary of Major Remarks

Chapter 1 Outline of the proposal (draft)

  • The report of the proposal has been well analyzed, but it is doubtful whether a new market can be considered as an extension of the current wholesale market. It is better to reconsider the methodology of advanced logistics bases and advanced processing bases, the other is the vision of having a position as a city center function in the new market, and the concept of the future market.
  • The revision of the Wholesale Market Law allowed new methods of separating commercial goods and trading on the Internet. In the future, if the ratio of trading separating transactions increases, it will not necessarily be necessary to have an area based on the regulation of matching products.
  • If the real and southern markets are merged in the future, the authority and livelihood of the people in the industry working there will change significantly. However, it is necessary to consider from all angles to make it unavoidable.
  • We must do what can be done immediately to strengthen market functions and lead to a willingness to overcome inter-market competition.
  • It is necessary to further study whether there will be logistics and commercial flow in the same way as before 10 years from now. Market integration is a very dynamic issue, so it is important to consider it again, including expectations.
  • Regarding the integration issue, I think there were two issues: the handling volume problem and the transfer to the general account of the establisher. Efforts must be made in the industry to solve the problem of operating costs of the establisher. However, the aging of facilities and the response to safety and security must be considered as a real problem.
  • The market is not just a functional way to handle the cargo well, but a very important function for the city. The area around the home is a very important place in terms of how Yokohama can transmit information about Yokohama and fight against other cities from a global perspective. In that sense, I think it would be better to leave some form of Yokohama-like market in terms of cultural, historical, and functional aspects. Etc.

Chapter 2 Current status and issues of the Yokohama Central Wholesale Market

  • Structural changes on the demand side and structural changes on the shipping side are very clear, but structural changes on the demand side are too much written mainly on the size of the retail industry. It would be easier to discuss in various ways if you pointed out a little change in consumer-side consciousness. Etc.

Chapter 3 Proposals (draft)

  • Short-term issues include quality control and maintenance of low-temperature facilities, and on the other hand, there is long-term such as future redevelopment. I would like to confirm how to adjust these two issues. The proposal states "efficiency, cost reduction, and high added value of logistics", but it is difficult to maintain these advanced ones later, so they must be included from the beginning.
  • Given the discussions so far, the circumstances that have been placed, especially the aging of facilities and the decrease in handling volume, I think it is fine to conclude that integration is inevitable.
  • From today's changes in distribution and inter-market competition, 10 years seem to be quite ahead. If you can do what you can do now and expect the same 10 years from now, you need to work in that direction as soon as possible.
  • Regarding the meat market, we understand that the committee members have obtained the consent of "continuation of business at the current location", but as a measure to revitalize the meat market, the adjacent Yokohama city of about 3,000 m2 We believe that if land can be incorporated into market land, it will lead to effective use of land and revitalization of the market.
  • As a solution to current issues such as a decrease in market handling volume and finances, the market's vitality really comes out by implementing safety and security, strengthening market functions, reducing costs, and raising market usage fees for finances. I feel that there is no impact.
  • It is very clear that the problems are clear and the financial situation is severe, but I think that there may be a viewpoint of "enhancing the vitality of the local economy in 10, 20, and 30 years from now" . There may be more invisible economic effects on the city economy. I think it will be positive for the motivation and thinking of industry stakeholders if we are in our vision that it is time to solidify our feet, but it will come in a strategic way in the future.
  • The population of the Minato Mirai area is increasing steadily, and I think there is still room for middle wholesalers to play an active role, especially for commercial wholesalers.
  • It is necessary to confirm the major premise that it is not an era of pursuing scale. It is necessary to consider how to shift from scale to quality and how to respond to the declining birthrate and aging population. Etc.
