  • Overview of Restrictions (Excerpt from Agreement)
    (Standards for Buildings)
    Article 5 The use, form, structure, and site of the building in the agreement area must be based on the standards specified in the following items.
    (1) The use of the building shall be a single-family house (including two-family living together house), a clinic (excluding veterinary clinics) combined house, or a combined house stipulated in Article 130-3 of the Building Standards Law Enforcement Order (hereinafter referred to as "concurrent housing"). In addition, when building a multi-purpose house in Area B, the provisions of the floor area of the housing part prescribed in Article 130-3 of the Building Standards Law Enforcement Order shall not apply.
    (2) The height of the building in Area B shall be 12 meters or less from the ground surface and 10 meters or less in eaves height. In addition, the height of the building in Area A shall be 9 meters from the ground surface and 7.5 meters or less in eaves.
    (3) The number of floors shall be 2 or less except for the basement floor.
    (4) The site cannot be subdivided.
    (5) The ground surface of the site of Area A cannot be changed. Provided, however, that this does not apply if any of the following items apply.
    (a) Cut or embankment to build a garage
    (b) When two or more sites are integrated to make the ground surface uniform (the height of the ground surface shall be less than half of the height difference of the conventional ground surface.)
    (6) The distance from the outer wall of the building in the area or the surface of the pillar in place of this to the road boundary and the adjacent boundary (hereinafter referred to as the retreat distance of the outer wall) shall be 1 meter or more. Provided, however, that this shall not apply when a building or a part of a building that is less than the limit of the retreat distance of the outer wall falls under any of the following items.
    (a) The total length of the center line of the outer wall or the pillar in place of it must be 3 meters or less.
    (b) Provided for storerooms and other similar uses, the height of the eaves must be 2.3m or less, and the total floor area must be within 5 square meters.
    (7) Fences to be provided on the road boundary side shall be hedges or fences with structures that can be seen through.
