  • Overview of Restrictions (Excerpt from Agreement)
    (Restrictions on Buildings)
    Article 8 Regarding the site, position, structure, use and form of buildings in the area specified in the preceding Article, it must be based on the standards specified in each paragraph.
    (1) The parcels at the time of agreement approval shall not be re-divided.
    (2) The distance from the outer wall or the surface of the pillar instead to the site boundary shall be 1m or more. However, open private car garages without outer walls and Article 135-5 of the Building Standards Law Enforcement Order. ※This does not apply to buildings that fall under any of each item.
    (3) The use of the building shall be a single-family house and a clinic combined house (excluding veterinary clinics). Provided, however, that this shall not apply to buildings necessary for the public interest that are deemed not to significantly harm the surrounding environment.
    (4) The number of floors of the building shall be 2 or less except for the basement.
    (5) The height and eaves height of the building from the ground surface shall not exceed 8m and 6.5m, respectively.
    (6) The ratio of the building area to the site area (building pay rate) shall be 5/10 or less.
    (7) The ratio of the total floor area of the building to the site area (floor area ratio) shall be 8/10 or less.
    (8) The height of the ground surface must not be changed by secondary development (cut, embankment). Provided, however, that this shall not apply to cuts for installing private car garages.
    (9) Fences shall be made by construction such as planting.
    (10) As a general rule, land use of parking lots other than private use that harms the surrounding environment is not allowed.
