  • Outline of limitations (excerpts of agreement)
    (Restrictions on buildings)
    Article 8 Regarding the site, position, structure, use and form of buildings in the area specified in the preceding Article, it must be based on the standards specified in each paragraph.
    (1) Blocks at the time of approval of the agreement shall not be re-divided.
    (2) The distance from the outer wall or the surface of the alternative pillar to the site boundary shall be 1m or more. However, an open private car garage without an outer wall and Article 135-5 of the Building Standards Law Enforcement Ordinance ※This does not apply to buildings that fall under one of each item.
    (3) The use of the building shall be a single-family house and a clinic combined house (excluding veterinary clinic). Provided, however, that this shall not apply to buildings necessary for the public interest that are deemed not to significantly harm the surrounding environment.
    (4) The number of floors of the building shall be two or less except for the basement floor.
    (5) The height and eaves height of the building from the ground surface shall not exceed 8m and 6.5m, respectively.
    (6) The ratio of the building area to the site area (built pay rate) shall be 5/10 or less.
    (7) The ratio of the total floor area of the building to the site area (floor area ratio) shall be 8/10 or less.
    (8) The height of the ground surface must not be changed by secondary development (cutting, embankment). Provided, however, that this shall not apply to cut for installing a private car garage.
    (9) Fences shall be made by planting or other means.
    (10) As a general rule, land use in parking lots other than private use that harms the surrounding environment must not be used.
