Contents of discussion-6 site for planned construction

※ The planned construction site is divided into apartment, nuclear facilities, and low-rise residential land. Please refer to the respective guidelines.

1 apartment Land

Use of building should be apartment house, tenement house, etc.

(1) As a general rule, the green area ratio of the site should be 30% or more, and at least 25% of the site should be greened with trees.

(2) In principle, please provide a green space with a width of 5m or more around the site.
However, the part in contact with the park and green road should be at least 10m.

(3) Do not change the current status of the preserved green space on the premises except for minor ones.
In addition, the area of the preserved green space can be included in the green space ratio.

(4) If the site faces a park, a pond in a green road, a plaza, etc., and constitutes the outer edge of the garden landscape, in principle, plan so that buildings and structures cannot be seen from the garden .

(5) If the traffic line of the pedestrian road is planned on the premises, secure this.

(6) If necessary as part of the Tsurumi River comprehensive flood control measures, establish a rainwater storage facility.

(7) When setting up a retaining wall around the site, make it as low as possible in order to harmonize with green spaces, pedestrian roads, etc., and make the form and material familiar to the surrounding environment.

(8) Relaxation by the urban environment design system should only be limited to the release of height restrictions.

(9) As a general rule, please be certified as a complex by comprehensive design.

(10) The site area should be at least 3,000 m2 in principle.

(11) Please make sure that there is no utility pole on the premises.

(12) If the site touches a pedestrian-only road, the main entrance of the person should be provided at the part connected to it. In addition, please install meeting place, alcove near this main entrance.

(13) Please secure at least 100% of the planned number of parking lots and bicycle parking lots.

(14) Parking lots, bicycle parking lots, and garbage collection sites should be covered with a cover green so that they cannot be seen directly from the surrounding area.

(15) In the part adjacent to the "Type 1 and Type 2 Low-rise Residential Area", please make it familiar to the surrounding environment, such as lowering the residential building.

(16) In principle, apply a sloped roof to the residential building.

(17) Avoid planning in which the residential building is cut diagonally due to diagonal line restrictions such as the northern diagonal line and road diagonal line as much as possible.

(18) If you are unavoidably planning a high-rise wooden building, avoid oppression and consider the form and landscape in order to adapt to the surrounding environment. .

(20) Conclude management agreements, etc. between residents and business entities in order to secure the contents of apartment, etc. targeting specific groups such as housing for the elderly in the future.

2 Site for nuclear facilities

The use of the building should be universities, training centers, research institutes, etc.

3 Low-rise Residential Land

(2) Green at least 20% of the development area.

(3) When setting retaining walls on pedestrian-only roads, green roads and parts facing the park, make them as low as possible and make the form and materials familiar to the surrounding environment.

(4) For pedestrian-only roads, green roads and parts facing the park, retreat the outer wall of the building as much as possible, and apply greening such as hedges.

(5) If necessary as part of the Tsurumi River comprehensive flood control measures, establish a rainwater storage facility.
