1 apartment Site

Use of buildings should be apartment houses, tenement houses, etc.

(1) As a general rule, the green space ratio of the site should be 30% or more, and 25% or more of the site should be greened with trees.

(2) In principle, please provide a green space with a width of 5m or more around the site.
However, the part in contact with the park and green road should be 10m or more.

(3) Do not change the current status of preserved green spaces on the premises, except for minor ones.
In addition, area of preserved green tract of land can be included in green tract of land rate.

(4) If the site faces a park, a pond in a green road, a plaza, etc., and constitutes the outer edge of the garden landscape, in principle, plan so that buildings and structures cannot be seen from the park. .

(5) If a pedestrian road traffic line is planned on the site, secure this.

(6) If necessary as part of the Tsurumi River comprehensive flood control measures, provide a rainwater storage facility.

(7) When setting up a retaining wall around the site, make it as low as possible in order to harmonize with green spaces, pedestrian-only roads, etc., and make the form and material adapt to the surrounding environment.

(8) The relaxation by the urban environmental design system should only be limited to the release of the height limit.

(9) As a general rule, please obtain one complex certification based on comprehensive design.

(10) In principle, the site area should be 3,000 m2 or more.

(11) Please do not use electric poles on the premises.

(12) If the site is in contact with a pedestrian road, the main entrance of the person should be located at the part connected to this. In addition, please install a meeting place and alcove near this main entrance.

(13) Parking lot and bicycle parking lots should be secured at least 100% of the planned number of units.

(14) Parking lots, bicycle parking lots, and garbage collection areas should be covered with greens so that they cannot be seen directly from the surrounding area.

(15) In the area adjacent to the "Type 1 and Type 2 Low-rise Residential Area", make sure that the residential building is suitable for the surrounding environment, such as lowering the residential building.

(16) As a general rule, apply a sloped roof on the residential building.

(17) Avoid a residential building plan where the residential building is cut diagonally due to restrictions on diagonal lines such as the northern diagonal line and road diagonal lines.
