Content of discussion - 1 General residential area (Type 1 and Type 2 low-rise residential area)

This area is mainly composed of low-rise housing. Please make a plan in accordance with the following discussion. Advertisements will be considered in consideration of the surrounding environment, and the contents will be discussed individually.

1 Detached houses (excluding two stories or less above the ground), dual-use houses, and other buildings (excluding tenement houses, apartment houses, dormitories, and boarding houses)

(1) If the building is 3 stories above the ground, retreat the wall of 2m or more from the adjacent land boundary line.

(2) Please make the area around the site as much as possible.

(3) In consideration of the streets around the site
A. Apply the roof as much as possible.
B. The color of the roof and wall should be harmonized with the surrounding streets.

2 Nagaya, apartment houses, dormitories, boarding houses

Of the following two types, please choose one close to the planned building and discuss it.

■Terrace house type

(1) For the development (site) area, please provide a green space of 20% or more (including green spaces in the scenic green area).

(2) Shukei Green Space "Shukei Green Space refers to green spaces that are effective in forming the cityscape, such as hedges around the site. ]
Oh, please establish 15% or more scenic green space for development (site) area.
However, green spaces in the private garden are not included in this area.
B. Plant two or more middle trees per 10m2 in the scenic green area.
C. Please provide a hedge with a height of 1.5m and a width of about 1m around the site.

(3) The minimum site area per building should be 220 m2 or more.

(4) 1 The site area per dwelling unit should be 110 m2 or more.

(5) The maximum number of Osumi units per building should be up to four.

(6) If the building is 3 stories above the ground, retreat the wall of 2m or more from the adjacent land boundary line.

(7) If the corridor or stairs of the building faces the outdoors, please devise the exterior design, such as making the handrails on the side with the same feeling and color as the outer wall.

(8) Please secure at least 100% of the number of dwelling units.

(9) In consideration of the streets around the site
A. Apply the roof as much as possible.
B. The color of the roof and wall should be harmonized with the surrounding streets.

■Town house type

(1) Please provide a green space of 20% or more (including green spaces in open spaces and scenic green spaces) for the development (site) area.

(2) Shukei Green Space "Shukei Green Space refers to green spaces that are effective in forming the cityscape, such as hedges around the site. ]
Oh, please establish 15% or more scenic green space for development (site) area.
However, green spaces in the private garden are not included in this area.
B. Plant two or more Nakagi and Takagi each 20m2 in the landscape green space.
C. Please provide a hedge with a height of 1.5m and a width of about 1m around the site.

(3) In the development (site), please provide an open space (pocket park, plaza, etc.) of 150 m2 or more per location and 15% or more of the development (site) area.
In addition, it cannot be used with parking lots and lanes.

(4) The minimum site area per building should be 220 m2 or more.

(5) 1 The site area per dwelling unit should be 90 m2 or more.

(6) The maximum number of units per building must be 12 units.

(7) If the corridor or stairs of the building faces the outdoors, please devise the exterior design, such as making the handrails on the side with the same feeling and color as the outer wall.

(8) Up to three stories above the ground, please.

(9) Please retreat the outer wall of the building at least 2m from the adjacent land boundary around the development (site).

(10) Please secure at least 100% of the number of dwelling units.

(11) In consideration of the streets around the site
A. Apply the roof as much as possible.
B. The colors of roofs and walls should be harmonized with the streets.
