Contents of consultation-2 Joint residential area
(Type 1 and Type 2 middle- and high-rise residential areas, Type 1 and Type 2 residential areas, quasi-residential areas)
1 Minimum site area should be 260 m2 or more. However, if the relocated site area is less than 260m2, the area will be the minimum site area.
When planning 2 houses, the site area per dwelling unit should be 43m2 or more.
3 In principle, avoid the use of factories, warehouses, hotels and motels.
4. The entrance of the car should be provided on the side of the road. However, roadside facilities such as gas stations and family restaurants can enter and exit from the main road as long as they are within the minimum necessary range. In this case, please note that rainwater drainage may not be treated due to devaluation of the residential land board.
5 The number of parking lots should be at least 50% of the number of dwelling units. In addition, in the case of stores, offices, etc., please provide at least one vehicle per 150 m2 of floor area and at least one vehicle per establishment.
6 Green at least 15% of the site area.
7 The outer wall of the building facing the Type 1 low-rise residential area and the Type 2 low-rise residential area should retreat at least 3m from the site boundary. But it is not this limit about building less than 10m in height.
8 Consideration for the streets around the site
(1) Please set up hedges around the site, around the parking lot, and around the outdoor facilities.
(2) Apply a sloped roof as much as possible.
(3) The colors of roofs and walls should be harmonized with the streets.
(4) The open space at the bottom of the retaining wall should be planted as much as possible.
9 When installing an outdoor advertising tower, the height must be 10m or less. However, if it can be determined that it is unavoidable due to the surrounding situation, etc., it is possible to up to 15m. Also, avoid rooftop advertising materials as much as possible.
