Targets of District Planning This area is located in a hilly area in northern Sakae Ward and has been developed mainly for detached houses since the late 1940s. In 1975, a building agreement was concluded in some areas of the Area, and a favorable living environment has been maintained to date. On the other hand, more than 30 years have passed since the development, rebuilding and expansion are increasing, and the living environment is changing due to an increase in traffic volume on Urban Planning Road Ring Route 3.
Therefore, this district plan maintains and preserves a good living environment by guiding buildings suitable for each division of the district, and along the Loop Route 3, create a cityscape in harmony with the surrounding residential area The goal is to plan.
Land Use Policy We will strive to prevent the deterioration of the living environment due to excessive changes in the ground surface, divide the district into five districts, and guide land use according to the following policies. In addition, we shall try for appropriate maintenance about trees in district.
District A: In addition to detached houses, the location of apartments, commercial and service facilities that take into account the surrounding environment will be harmonized with low-rise residential areas.
B, C, D, and E Areas: In order to maintain the current favorable living environment, conservation is a spacious low-rise residential area centered on detached houses and multi-family houses.
Policy for maintenance of buildings, etc. In district A, we establish limit of use such as buildings, minimum of site area of building to plan harmony with low-rise residential area.
In Area B, in order to plan the spacious low-rise residential area conservation, restrictions on the use of buildings, the minimum floor area of buildings, restrictions on the position of walls, the maximum height of buildings, fences or fences are defined.
In the C and D districts, in order to achieve the spacious low-rise residential area conservation, restrictions on the use of buildings, the maximum floor area ratio of buildings, the maximum building coverage ratio, the minimum floor area of buildings, the minimum floor area of buildings, restrictions on wall position, maximum height of buildings, and restrictions on fences.
