Goals of District Planning Ofuna Station North Daiichi District is located about 14.5 km southwest of Yokohama Station, in the Kashio River basin west of Sakae-ku, and is located on the north side of Ofuna Station on JR East.
This area has a long and narrow shape between the Shimonagaya Ofuna Line and the railway floor of the city planning road No. 3, 3, 17 and small stores and government facilities are located facing the city planning road. On the other hand, the side in contact with the railway floor is used for blue sky parking lots, and despite the location close to Ofuna Station, sufficient land use has not been achieved.
In Yokohama City, the Ofuna Station North Exit Area, including this area, is positioned as a regional base in the “Mid-term Policy Plan”, and its functions will be strengthened as a base familiar to the daily life of citizens.
This district plan promotes redevelopment projects aimed at revitalizing the district and advanced use of land as part of the comprehensive maintenance around Ofuna Station, redevelopment of commercial facilities and houses, etc. The goal is to improve the urban infrastructure centered on pedestrian spaces and create an urban environment appropriate for the regional base of Yokohama City.
Land Use Policy Taking advantage of the location characteristics close to the station, we will promote advanced use of land and non-combustible buildings, etc., while updating commercial functions that are bustling in front of the station by communalizing small-scale sites. At the same time, a pedestrian space will be developed and a safe and comfortable urban space will be developed as a regional base for Yokohama City.
Policy for the development of district facilities Develop sidewalk-like open spaces facing urban planning roads in order to secure pedestrian spaces that can be used safely and comfortably by local residents and commercial facility users while preparing for future pedestrian network development.
In addition, green space will be maintained in the district to provide for the use of residents in the district and to secure a buffer function with the surrounding low-rise urban areas.
Policy of maintenance such as buildings Promote advanced use in consideration of the surrounding environment while creating pedestrian spaces by communalizing buildings. Facing the pedestrian space, facilities that assume the use of pedestrians shall be placed, and factories, warehouses, etc. that induce large vehicles such as trucks shall be restricted. For this reason, the necessary standards will be established for restrictions on the use of buildings, the minimum site area of the building, the restrictions on the position of the wall, the maximum height of the building, and restrictions on forms or designs of buildings. .

Restrictions on the use of buildings The buildings listed below shall not be constructed.
1 Those that provide the first floor for residential use (excluding those in which the portion used for housing on the first floor is caretaker houses, corridors, or halls, stairs, elevators, and the like).

4 Factories (excluding those attached to stores)

6 Livestock barn specified in Article 133-7 of the Building Standards Enforcement Order
7 Those to be used for storing or processing dangerous goods (excluding storage facilities for self-use)
Minimum floor area of the building 500㎡
Provided, however, that this shall not apply to public toilets, police offices, and other facilities that are used as sites for public interest.
Restrictions on wall position The outer wall of the building or the surface of the pillar in place of this shall not be built beyond the limit of the position of the wall shown in the plan drawing.
But this does not apply to building corresponding to any of the following or part of building.

2 In garbage collection points, eaves height of 3m or less (limited to thing facing traffic open space)
