Targets of District Planning | Ofuna Station North Daiichi District is located about 14.5 km southwest of Yokohama Station, in the Kashio River basin west of Sakae Ward, and is located on the north side of Ofuna Station, JR East. This area has a long and narrow shape between the city planning roads 3.3.17 Shimonagaya Ofuna Line and the railway floor, and small stores and government facilities are located facing the city planning road. Despite the location close to Ofuna Station, the side in contact with the railway floor is used for a blue sky parking lot, and despite the location close to Ofuna Station, the advanced use of the land is not sufficiently planned. In Yokohama City, the Ofuna Station North Exit Area, including this Area, is positioned as a regional base in the Medium-Term Policy Plan, and its functions will be strengthened as a base close to the daily lives of citizens. As part of comprehensive maintenance around Ofuna Station, this district plan promotes redevelopment projects aiming at revitalization of the district, advanced use of land, redevelopment of commercial facilities and houses, etc. The goal is to improve the urban infrastructure centered on pedestrian spaces as a leading maintenance of urban development, and to create an urban environment suitable for a regional base in Yokohama City. |
Land Use Policy | Utilizing the location characteristics close to the station, we will promote advanced use of land and non-combustible buildings, etc., while renewing the bustling commercial functions appropriate for the station square by communalizing small-scale buildings, etc. . At the same time, we will develop a pedestrian space and create a safe and comfortable urban space as a regional base in Yokohama City. | |
Policy for the development of district facilities | Develop sidewalk-shaped open spaces facing city planning roads in order to secure pedestrian spaces that can be used safely and comfortably by local residents and commercial facility users while preparing for future pedestrian network development. In addition, we maintain green tract of land in district to offer for use by residents in district and to secure buffer function with neighboring low-rise city areas. |
|
Policy for maintenance of buildings, etc. | Promote advanced use in consideration of the surrounding environment while creating pedestrian spaces through communalization of buildings, etc. Faced with the pedestrian space, facilities on the premise of the use of pedestrians shall be placed, and factories, warehouses, etc. that induce large vehicles such as trucks shall be restricted. For this reason, necessary standards will be established for restrictions on the use of buildings, the minimum floor area of buildings, the restrictions on the position of walls, the maximum height of buildings, and restrictions on forms or designs such as buildings. . |
