Targets of District Planning This area is located in the southwestern part of Konan Ward and was developed in the 1940s, extending north and south across the city planning road Ring Route 3. In addition, this district is a district where a building agreement was concluded by residents in 1992 and has maintained a good living environment.
This district plan aims to promote the cultural development of the town and to maintain and preserve a good living environment and create a green cityscape by appropriately guiding architectural activities while responding to changes in the lives of residents. The purpose is to plan the formation.
Land Use Policy In order to achieve the goals of the city planning, the location of low-rise detached houses will be planned and a good living environment will be considered. In addition, efforts will be made to prevent the deterioration of the living environment due to changes in the ground surface.
Policy for maintenance of buildings, etc. In order to maintain and maintain a good living environment as a residential area mainly composed of low-rise houses, restrictions on the use of buildings, minimum site area, restrictions on the position of walls, and restrictions on forms or designs are determined.
Greening Policy In order to maintain a favorable environment, appropriate maintenance and management of forest land and grassland in public land and unused land shall be carried out. In addition, efforts will be made to green the site.

Restrictions on the use of buildings Buildings other than the following buildings must not be built.
  1. Houses (excluding tenement houses with 3 or more dwelling units)
  2. In a house, more than half of the total area is used for living, and also serves as the use listed in one of the following items (excluding those with a total floor area of more than 50 m2 of the parts provided for these uses) )

    Barber shops, beauty salons, cleaning agencies, pawn shops, clothing shops, book rental shops, and other similar service businesses

    Study cram school, flower arrangement classroom, go classroom and other similar facilities
    (4)
    Ateliers or workshops for producing art or crafts
  3. Apartment houses (excluding those with more than 3 dwelling units) Dormitories or boarding houses
  4. Schools, libraries, and the like
  5. Shrines, temples, churches and the like
  6. Nursing homes, nursery schools, welfare homes for the physically handicapped, and the like

  9. Necessary items for the public interest prescribed in Article 130-4 of the Ordinance for Enforcement of the Building Standards Law (Government Ordinance No. 338 of 1950), police stations, and similar items

Minimum site area of buildings 165㎡
Provided, however, that this shall not apply to land that falls under any of the following.
  1. Used as a site for public toilets, police station offices, and similar buildings necessary for the public interest
  2. Used as a site for buildings to be shared convenience by libraries, management offices and other similar residents
  3. When this rule is established, if the land currently used as the site of the building does not conform to this rule, or if it is used as a site of the building based on existing ownership or other rights, it conforms to this rule For land that does not conform, all of it is used as one site
Restrictions on the position of the wall The distance from the outer wall of the building or the surface of the pillar in place of this to the boundary of the front road and the boundary of the adjacent land shall be 1 m or more.
But it is not this limit when building or part of building in distance less than limit of this distance corresponds to any of the following.
  1. The total length of the center line of the outer wall or the pillar in place of it is 3m or less

  4. When this rule is established, if the site area currently used as a site of a building is less than 165 m2, or if it is used as a site of a building based on existing ownership or other rights, the site area is less than 165 m2 The site is land with a site area of less than 165 m2
Restrictions on forms or designs of buildings, etc. The form of the building and the colors of the roof and outer wall shall be in harmony with the surrounding landscape.
