Goals of District Planning The Kanazawa Nomidai district is a district that has been developed with a development permit as a large-scale planning development in the urbanization adjustment area. Among them, the basic goal of town planning in this area is to form a green living environment in harmony with nature as an excellent residential area in the suburbs.
Kanazawa Nomidai 1.2, 3-chome district city planning inherits the philosophy of town planning in development permission, and based on the following land use, greening policy and maintenance policy about district facilities, buildings, etc. The goal is to create and guide and preserve a rich cityscape and a good living environment.
Land Use Policy Aiming at the formation of a unique cityscape and a good living environment, the entire district is composed of detached residential areas, terrace residential areas, middle- and high-rise residential areas, center districts, business site districts, etc., based on restricted zones, etc. By properly arranging low-rise houses, middle- and high-rise houses, commercial and business facilities, etc., we will aim for balanced land use.
In addition, public facilities (schools, kindergartens, etc.) in harmony with the surroundings shall be properly arranged.
Greening Policy In order to form a moist cityscape full of greenery, we will promote greening on the premises and greening in public spaces, and properly preserve natural green spaces, slope green spaces, etc.
Policy for the development of district facilities In this area, auxiliary trunk roads, divided roads, pedestrian-only roads, neighboring parks, and children's parks are maintained, and the conservation will be maintained so that these functions will not be impaired.
In addition, we secure green tract of land in business site district and secure open spaces in middle and high-rise residential district.
Policy of maintenance such as buildings Single-family residential area
conservation aims to maintain an environment that has been developed as a quiet residential area and a quiet private residential area.
2 Terrace Residential Area
In order to place terrace houses with a good living environment, the necessary standards will be set for the use of buildings, retreating outer walls, etc.
3 Middle-high-rise residential area
Necessary standards will be set for the use of buildings, building coverage, etc. in order to plan the location of middle- and high-rise houses that form a good living environment in harmony with the surrounding environment by securing appropriate residential buildings and open spaces. In addition, we plan diversification of scenery of district by appropriate placement of middle and high-rise house.
4 Center District
As a convenient facility for residents in the district, we will set necessary standards for the use, form, etc. of buildings in order to properly arrange facilities such as commerce and business while maintaining harmony with the surrounding living environment.
5 Business Sites
As a district where living-related facilities can be located in response to changes in the times can be located, regulations will be guided to harmonize with the surrounding environment.

The maximum height of the building

(1)The height of the building must not exceed 31m.
(2)The height of each part of the building must be equal to or less than the one obtained by multiplying the horizontal distance in the true north direction from each part to the center line of the front road or the adjacent land boundary line by 0.5 and adding 7m. .
(1)The height of the building must not exceed 10 meters.
(2)The height of each part of the building whose eaves is 7m or less is 5m added to the one obtained by multiplying the horizontal distance in the true north direction from each part to the center line of the front road or the adjacent land boundary line by 0.6. Must be less than or equal.
(3)The height of each part of a building whose eaves exceeds 7m is 4m added to the one obtained by multiplying the horizontal distance in the true north direction from each part to the center line of the front road or the adjacent land boundary line by 0.5. Must be less than or equal.
(4)In the first item, if the total horizontal projected area of that part is less than one-eighth of the building area in the azuma or other similar rest facilities provided on the roof of the building, the height of that part Is not included in the height of the building up to 5m.

Restrictions on wall position The distance from the outer wall of the building or the surface of the pillar in place of this to the road boundary line shall be 2m or more, and the distance to the adjacent land boundary line shall be 1m or more.
Restrictions on designs such as buildings The roofs, outer walls and other parts seen from the outdoors and outdoor advertising materials to be built and installed independently shall not use stimulating colors or decorations in order to maintain aesthetics, scenic beauty, etc.

For detached residential areas, notification is not required because a district maintenance plan has not been established.
