Business flow

①Planning and Coordination
About area where maintenance is necessary systematically, we clarify figure of town to be and devise basic design and examine the realization measures.

②Urban planning
In the case of local governments, the Minister of Land, Infrastructure, Transport and Tourism and the Urban Renaissance Agency, it is stipulated that the city planning business will be carried out in the enforcement area (the area where the land readjustment project has been decided for city planning).
In the case of individuals, land readjustment associations and land readjustment companies that receive national treasury subsidies, etc., city planning decisions are also required.

③Business Plan
We establish basic policy of land readjustment business including enforcement district, summary of design, enforcement period, financial plan.

④Replacement Design
This refers to the work of relocating residential land in accordance with the public facilities stipulated in the business plan, and determining the location, land area, and shape of the "replacement" that replaces the conventional residential land.

⑤Temporary replacement lot designation
We will notify you of the location, land area of the residential land (temporary replacement lot) that will be replaced in the future, and the date of the designation of the temporary replacement lot. From the date of this effect, the previous land will no longer be available.

⑥Relocation and construction
We move buildings which hinder business and perform construction of public facilities and residential land maintenance work.

⑦Landfill disposal
The right to resettlement and the amount of the settlement money will be determined, notify all right holders, and the enforcer will register land and buildings in a lump.

⑧Clearing
In order to correct imbalances that occur among the right holders, clearing money will be collected and delivered between the right holders through the enforcer.
