Targets of District Planning

This area is located in the northwestern part of Kanagawa Ward, about 0.6 km northeast of Katakuracho Station and about 0.7 km southwest of Kishine Koen Station. This area is adjacent to the city planning park Kishinekoen.
The purpose of this project is to maintain the effects of land readjustment projects in conservation and to create and preserve a favorable residential environment.

Land Use Policy

Divide two districts and guide land use according to their respective policies.
1 District A (detached residential area)
The location of low-rise housing mainly consists of detached houses.
District B (detached houses and apartment area)
The location of detached houses and low-rise houses mainly in apartment.

Policy for the development of district facilities

We plan maintenance of block park in district.

Policy for maintenance of buildings, etc.

In order to form a good living environment according to the characteristics of each district, restrictions on the use of buildings, minimum floor area of buildings, restrictions on the position of walls, restrictions on forms or designs of buildings, etc. Define the restrictions on the structure of fences.
In addition, in apartment houses, we install parking lot corresponding to the number of dwelling units.

Restrictions on the use of buildings Buildings other than the following buildings must not be built.
  1. Houses (excluding tenement houses with 3 or more dwelling units)
  2. Houses that also serve as offices, stores, and other similar uses, and are stipulated in Article 130-3 of the Building Standards Law Enforcement Ordinance (1950 Cabinet Order No. 338)
  3. Schools, libraries, and the like
  4. clinics
  5. Security dispatch offices, public telephone offices, and similar items necessary for the public interest prescribed in Article 130-4 of the Building Standards Law Enforcement Order
  6. Affiliated to buildings in each of the preceding items
Buildings other than the following buildings must not be built.
  1. Housing
  2. Houses that also serve as offices, stores, and other similar uses, and are stipulated in Article 130-3 of the Building Standards Law Enforcement Ordinance (1950 Cabinet Order No. 338)
  3. Apartment houses, dormitories or boarding houses
  4. Schools, libraries, and the like

  6. Security dispatch offices, public telephone offices, and similar items necessary for the public interest prescribed in Article 130-4 of the Building Standards Law Enforcement Order
  7. Affiliated to buildings in each of the preceding items
Minimum site area of buildings The site area of the building shall be 150 m2 or more. The site area of the building shall be more than 150m2 and the area obtained by multiplying the number of dwelling units by 55m2.
Provided, however, that this shall not apply to land that falls under any of the following.
  1. Used as a site for public toilets, police station offices, and similar buildings necessary for the public interest
  2. Used as a site for buildings to be shared convenience by libraries, management offices and other similar residents
  3. When this rule is established, land that is currently used as a site of a building that does not conform to this rule and uses all of it as one site.
  4. For land that has been designated as a replacement land or a temporary replacement lot under the provisions of the Land Readjustment Act (Act No. 119 of 1954), which does not conform to this rule, all of it is based on ownership and other rights Thing to use as site
Restrictions on the position of the wall The distance from the outer wall of the building or the surface of the pillar in place of this to the boundary of the front road shall be 1.0 m or more, and the distance to the adjacent land boundary shall be 0.6 m or more. Restrictions on the structure of a fence or fence The structure of the fence or fence facing the road shall have hedges, fences and similar openness. However, this excludes gateposts and similar items.
