Planning permission based on Town Planning and Zoning Act Article 53

Purpose

When we build building in area of city planning facility had city planning decision of or the enforcement area of urban development business to secure the smooth enforcement of future business, it is necessary to receive permission of The Mayor of Yokohama.

Act that is targeted for permission

Construction of building in in area of city planning facility or the enforcement area of urban development business.

Construction of workpiece is permission-free.

Permission standard

Correspond to all the requirements that the building concerned publishes next. (we move easily or can make removing.)

  1. Being performed in the area of city planning facility where notification (Town Planning and Zoning Act Article 62 Paragraph 1) such as the business authorization is not made (※ 1).
  2. Numbers of floors are 3 or less, and do not have 12m in height or less and basement.
  3. Being structure that main structure part (main structure part to fix for Building Standard Act Article 2 No. 5) is wooden and is similar to steel-frame building, these concrete block construction or other.

In addition, gainaridoro dig, and there is relaxation about construction of garages including, and there is limit in planning permission in housing facility of group place separately. For more details, please refer for in the following, plan and operational standard after reference.

※1: When notification (Town Planning and Zoning Act Article 62 Paragraph 1) of the business authorization or approval is done, permission regulations of Article 53 are not applied. Please confirm contents of Article 65 permission.

Documents submission method

For prevention of new coronavirus infection spread, I would like cooperation of submission of documents by "mail" for the time being.

At first, I would like consultation with telephone beforehand.

Permission procedure period

※For approach of prevention of new coronavirus infection spread, we need time more than normal procedure periods.

After documents arrived; is almost around seven business days.

When areas such as city planning roads during business are inner, it takes approximately 2-3 weeks for adjustment with company.

Permission application and various attached books need all Part 2 or Part 3 (※ 2) except letter pack plus.

  1. Permission application
  2. Proxy (when entrusted)
  3. Guide map (1/2500 reduced scale that listed direction, site position, public facilities around the site or more things)
  4. Plan (1/500 reduced scale that listed position, direction of building in site, site boundary line, site and relations with road or more things)
  5. Ground plan (1/200 reduced scale or more things)
  6. Elevation (1/200 reduced scale or more things. We need more than two elevations.)
  7. Cross section (1/200 reduced scale or more things. We need more than two cross sections.)
  8. kakukaishoryofusezu (in the case of wooden construction, we do not need) ※3
  9. Figure of Class axis (in the case of wooden construction, we do not need) ※3
  10. kisofusezu (in the case of wooden construction, we do not need) ※3
  11. Model materials the manufacturer certification book (in the case of wooden construction, do not need) ※3
  12. Letter pack plus (※ 4) for reply

※2: In the case of permission in area of city planning road and urban development business of undevelopment, the necessary number of copies is two copies. Three copies of cases such as city planning roads during business are necessary.

※3: "Model materials when the manufacturer certification book" is attached, "kakukaishoryofusezu", "kisofusezu" is unnecessary "figure of Class axis".

※4: Letter pack plus for reply is red. As you are different from blue letter pack, please be careful. Please submit after filling out "zip code" and the "destination" column.

※6: When person who received permission to prescribe in Town Planning and Zoning Act Article 53 Paragraph 1 changed a part of the plan, we abolished system of conventional change approval and founded system of change report newly (the November 1, 2019 enforcement).
