Dispatch of experts to condominiums with no long-term repair plans
Long-term repair plans are required to calculate the expected repair work items, timing, and necessary expenses in the future. Do you not make long-term repair plan by dispatch of apartment expert (long-term repair plan adviser)?

What is a long-term repair plan advisor dispatch?
Based on interviews with Residential Association and confirmation of building drawings, experts (condominium managers, etc.) enter the “Long-term repair plan creation and repair reserve fund calculation service” of the Condominium Management Center to create long-term repair plans. At the same time, we will give explanations to Residential Association and give advice on the review.
Condominiums that have management rules and have not yet created a long-term repair plan are eligible.
Flow of Support

1st time
Experts explain to Residential Association what a long-term repair plan is and why it is necessary. At the same time, we will conduct interviews on past repair status and the amount of repair reserves.
2nd time
Please check with Residential Association the data of "Long-term repair plan creation and repair reserve calculation service" entered by experts based on construction drawings and interviews. In addition, we will conduct re-hearings as necessary.
3rd time
Experts will explain the contents of the created long-term repair plan and the required amount of repair reserves to the union members, and provide planning advice until resolution. (※)
4th time
Experts will advise on the preparation of future long-term repair plans and the review of repair reserves.
(※) As many members as possible will participate.
What kind of apartment is available?
Condominiums that meet the following conditions are eligible.
- Condominiums that have management rules and have not yet been prepared for long-term repair plans
- Resolutions or equivalent measures have been taken regarding dispatch applications and the use of the long-term repair plan creation system
- After the project is completed, the board member and others plan to discuss the creation of long-term repair plans and the revision of reserves for repairs based on the results created.
※The “Long-term Repair Plan Creation and Repair Reserve Calculation Service” assumes a 6-story, 30-family condominium with an average occupied area of 75 m2 as a standard model. If the size of the apartment is different from the standard model, it will be an approximate reference value.
※Please prepare design documents such as completed drawings so that experts can enter the system.
What is the cost and period of the dispatch consultation?
- The cost of sending an expert is free. However, the usage fee (about 21,000 yen), venue usage fee, printing cost, etc. of the “Long-term Repair Plan Creation and Repair Reserve Calculation Service” will be borne by Residential Association.
- The dispatch consultation time is less than 3 hours at a time.
- The dispatch period is from April 15, 2024 to February 28, 2025, and the maximum number of dispatches is 5.
