Targets of District Planning This area is a development area located in the center of Hodogaya Ward, with the aim of taking advantage of factory relocation opportunities and accumulating business facilities suitable for regional bases, revitalizing the area and improving the urban environment.
Land Use Policy Divide three districts and guide land use according to the following policies.
1 Business Areas A, B, and C
Mainly, we aim to form a business-related urban area where various functions such as business, R & D, computer center, etc. are integrated.
2 Green area
conservation, a green slope, is a valuable environmental asset.
3 Public and Public Interest Areas
We plan public, public use for improvement of convenience of inhabitants of a ward and neighboring inhabitants.
Policy for the development of district facilities We place pedestrian passage, sidewalk-shaped open space appropriately in block to plan maintenance of comfortable pedestrian space and maintain open space, green tract of land.
Policy for maintenance of buildings, etc. In the maintenance of buildings, in order to secure an open space open to the local residents, the advanced use of buildings will be planned while giving due consideration to the impact on the surrounding environment such as sunshine, ventilation, and landscape.
For this reason, necessary standards will be established for the use of buildings, the position of walls, the maximum height, etc.

Restrictions on the position of the wall The outer wall of the building or the surface of the pillar in place of this shall not be built beyond the limit of the position of the wall shown in the plan drawing.
Provided, however, that this shall not apply if the building or the part of the building at a distance less than the limit of this distance falls under any of the following.
1 Those whose total length of the center line of the outer wall or pillars in place of this is 20m or less (excluding those in sidewalk-shaped open spaces shown in the plan drawing)
2 Public corridors and the like
The outer wall of the building or the surface of the pillar in place of this shall not be built beyond the limit of the position of the wall shown in the plan drawing.
Provided, however, that this shall not apply to public walkways and other similar items.
The distance from the outer wall of the building or the surface of the pillar in place of this to the boundary of the front road shall be 2m or more.

Maximum height of buildings, etc. The height of each part of the building must be less than the one listed in the following items.
1.5 obtained by multiplying the horizontal distance from the part to the boundary on the opposite side of the front road by 1.5.
However, when the site of the building contacts two or more roads, or comes in contact with parks, plazas, railroad tracks, rivers and other similar things, the provisions of Article 132 and Article 134 of the Building Standards Law Enforcement Order shall apply. .
2 7.5m is added to 0.55 times the horizontal distance in the true north direction from the part to the center line of the road.
However, if there is a water surface, track floor, or the like on the other side of the road of the building, the road center line is considered to be outside only one half of the width of the water surface, track floor and other similar things.
Restrictions on design of buildings, etc. The roof of the building, the outer wall, and other parts expected from the outside, and the design of outdoor advertising materials to be built and installed independently shall be considered in harmony with the landscape.
