 This is due to the high cost and consensus building hurdles explained later, and at present, there are few condominiums that have been rebuilt.
 Therefore, it is important not only to consider rebuilding, but first of all residents compare and compare cases where they continue to live, when rebuilding, or when selling buildings.
 As a result of the discussion, it is necessary to proceed with the examination step by step, such as starting to consider a concrete rebuilding plan only after everyone agrees to promote the examination of rebuilding. Is desirable.
Compare extension of life, rebuilding, and sale of condominiums

Rebuilding costs a lot of money.

 When rebuilding a condominium, construction costs will be incurred in the same way as new construction, and dismantling costs for the current condominium will be required.
 One of the ways to reduce the burden of these costs is to make up for construction costs and demolition costs by increasing the number of dwelling units in larger condominiums and selling the increased amount.
 However, if the current apartment is built close to the size limit of the building, it is not possible to build a larger apartment.
 In some cases, it may be smaller than the current apartment if it meets the size limit of the building stipulated by the current law and the needs of the house.

Can a larger condominium be sold?

 Even if it is possible to rebuild a condominium greatly, there is no point if the increased dwelling units do not sell after the rebuilding.
 Yokohama City is also entering an era of population decline, and the proportion of younger generations is also decreasing. As the number of housing needs decreases, market needs will change depending on demand, popular places, prices, specifications, etc.
 Based on these balances, the income from the condominium will be determined. Even if it cannot be rebuilt without the financial burden of the section owner, it is expected that the number will increase in the future.

A lot of agreement is required

 Even if you want to rebuild at a cost or rebuild, you can't do it alone. Decisions by the division owners are required.
 Resolutions (decisions) for rebuilding require that the co-owner and at least 4/5 of the voting rights be approved by law.
 In old condominiums, the age and economic situation of each inhabitant are often significantly different from the beginning, so it is very difficult to obtain a resolution to rebuild at a large cost.

If you cannot rebuild or do not rebuild, continue to use the apartment for a long time.

 Condominiums that cannot be rebuilt or decided not to be rebuilt for various reasons will continue to live and use in the current condominium.
 In order to continue using condominiums that have passed their age, it is necessary to manage and repair them firmly, improve performance according to the times and residents' needs, extend the service life, and maintain condominiums.
