There is always a time to demolish the apartment.

 Currently, there are about 10,000 apartments in Yokohama. (As of 2023)
 Of these, about 600 condominiums are over 50 years old, and more than 2,000 are more than 40 years old.
 We will use the apartments that we have purchased for as long as possible, but it will still be impossible to use it someday.
 In that case, you will have to choose between demolish the building and build a new apartment, or sell land and dispose of it.
 This is not something that anyone can do, but must be discussed by all division owners and make decisions in Residential Association.

The value of a building will eventually disappear.

 As condominiums become older, the value of buildings as assets decreases, and when they become old enough to need to be demolished, the asset value disappears, and in many cases it remains only the value of the land rights. .
 If you can't rebuild for financial reasons or do not, you will have to sell land and reach the end of your apartment.
 At this time, it is necessary to break the built apartment to sell land, so you will need to pay for demolition work.
 Also, in the case of having the buyer destroy the building, the sale price will be the price of the land minus the demolition cost.
 In the unlikely event that there is no reserve required for demolition and the demolition cost exceeds the price of the land, even if you sell the land, you may not be able to pay for demolition costs.

You need to find a buyer

 You need someone to buy the land in an apartment.
 In order to sell land, we arrange conditions such as whether to dismantle the building by ourselves or having the buyer dismantle it, and look for the other party.
 In either case, the price obtained by subtracting the cost of dismantling etc. from the value of the land is the owner's income.

Many agreements are needed

 Condominiums are common, so dismantling and selling require the consent of all the co-owners.
 Because the age of the building, the difficulty of use, and the way of feeling of urgency are different, consensus building often requires a lot of effort.

 The number of agreements required to be demolished and sold will be reduced from “all members” to “4/5 or more*” from Residential Association to Yokohama, in case of problems with safety against earthquakes.

Does not conform to the standards of the Building Standards Law and ordinances related to earthquake safety
Does not conform to the standards of the Building Standards Law and ordinances related to fire safety
The outer walls, exterior materials, etc. may peel off, fall, causing harm to the surrounding area
