Basic knowledge of the sale of entire condominium (sale of site)
If you are thinking of dismantling or selling an aging apartment, please see here first.
Last Updated March 15, 2024
There is always a time to demolish the apartment.
Currently, there are about 10,000 condominiums in Yokohama City. (as of 2023)
Of these, about 600 apartments have been built for more than 50 years, and more than 2,000 buildings have been built for more than 40 years.
We will use the apartment we have purchased for as long as possible, but it will be time to use it someday.
In that case, you have to choose either demolish the building and build a new apartment or sell and dispose of the land.
This is not something that someone will do, but it must be discussed by all the section owners and made decisions in Residential Association.

The value of the building will eventually disappear
As condominiums get older, the value of buildings as assets decreases, and when they become so old that they need to be dismantled, their asset value disappears, and in many cases only the value of land rights remains. There is.
If you cannot rebuild or do not rebuild for financial reasons, you will sell land and reach the end of the apartment.
At this time, it is necessary to break the condominium in order to sell land, so the cost of dismantling work is required.
In the case of having the buyer break the building, the price of the land minus the demolition cost will be the sale price.
In the unlikely event that there is no reserve required for demolition and the demolition cost exceeds the price of the land, it may not be possible to generate demolition costs even if the land is sold.
You need to find a buyer
You need someone who buys you to sell your apartment land.
In order to sell the land, we arrange conditions such as whether the building is dismantled by ourselves or the buyer to dismantle it, and look for the other party.
In either case, the price obtained by subtracting the cost of dismantling etc. from the value of the land is the income of the owner.

A lot of agreement is needed
Condominiums are common property, so dismantling or selling requires the agreement of all section owners.
The oldness of the building, the difficulty of using it, and the sense of urgency are different, so consensus building often requires a lot of effort.
Number of Condominiums that need to be removed
If there is a problem with safety against earthquakes, the number of agreements required for demolition and sale of condominiums that have been certified by Residential Association to Yokohama City will be reduced from "all members" to "4/5 or more*."
※4/5 or more of the share price of divisional owners, voting rights, and site usage rights
1 | It does not conform to the standards of the Building Standards Law and ordinances related to safety against earthquakes |

2 | It does not conform to the standards of the Building Standards Law and ordinances related to fire safety |
3 | External walls, exterior materials, etc. may peel off or fall, causing harm to the surrounding area. |
Regarding the certification of the necessity of removal (Article 102 of the Act)
Let's think about the end of the apartment.
Every apartment will become obsolete.
Concrete has a long life and cannot be left for a long time, and is always visited when demolished.
At that time, various hurdles such as financial issues and consensus among residents are likely to arise.
The purchase of an apartment means that you are responsible for the land and building from maintenance to demolition.
And in the event of an inheritance, the responsibility will be passed on to the heir.
Let's discuss the future with Residential Association as soon as possible, so that the owner himself and his successor will not be in trouble.
There is a subsidy system for the cost of considering the sale of the site.
Examination of condominium site division, etc., assistance for consensus building costs
※There is a limit to the number of subsidies.
