Hoshikawa, Tennocho, and Hodogaya Station Area Town Planning Consultation Guidelines

1 Purpose

 This area is suitable for local bases by accumulating commercial and business functions related to life services that support daily life through the planned development of the site of a large-scale factory site, and by properly guiding complex redevelopment including urban housing. We have promoted appropriate town planning. In order to further improve the convenience of the district and create a safe and livable city, we will guide the maintenance of arterial roads in the district and comfortable pedestrian spaces.
 In addition, around Hoshikawa Station, in December 2020, we formulated the “Guidelines for Comprehensive Town Development around Hoshikawa Station” (hereinafter referred to as the “Guidelines”). According to these guidelines, `` When redeveloping, rebuilding buildings, or updating functions, etc. in the area around Hoshikawa Station, we will strive to make plans in accordance with these guidelines. I would like active cooperation in approach for realization of future image of town "improvement of convenience by reinforcement of base and commercial function of ward heart and formation of safe and comfortable living environment". " As we perform the following discussion about building plan to push forward new town development based on these guidelines, we would like cooperation of all of you including architects.

2 Consulting Area

Kawabe-cho, Hodogaya-ku, 2-chome and Tennocho 2-chome, Hodogaya-ku, Hoshikawa 2-chome, Hoshikawa 3-chome, Hoshikawa 3-chome, Tennocho 1-chome, Godo-cho, Iwama-cho 2-chome, Iwama-cho, 1-chome, Nishikubocho and Iwaicho, and a part of 5-chome Asama-cho, Nishi-ku (about 100ha)

4 Content of discussion

(1)Retreat (setback) of walls, walls, etc. of buildings from roads

There are seven types of setbacks for each road to secure pedestrian space and storefront space.
Please make a setback according to the corresponding road.
In addition, please avoid installing advertising materials and equipment in the setback part as much as possible, and avoid installing advertising materials and equipment

(2) Parking lot

Oh, please make position of entrance and exit not to hinder pedestrian and car traffic.
