What is a parking lot maintenance area?
A

1 parking lot maintenance district is district where city planning is decided based on parking lot law Article 3 Clause 1 and Town Planning Act Article 8 Clause 1. (About each parking lot maintenance district
※ In the city, we designate six districts of central district, northern Shin-Yokohama northern district, Kohoku New Town No. 1, Kohoku New Town No. 2, around Totsuka Station and Kami-Ooka Station parking lot maintenance area.

2 What restrictions do I have in the parking lot maintenance area?
A

2 Restrictions are the same as the mandatory area of the parking lot regulations. Please refer to Q3 for restrictions on installation areas.

What restrictions apply in the mandatory area of 3 parking lot regulations?
A

New construction, extension or use change of building meeting certain requirements in attached area of 3 parking lot regulations ※If you do so, you will be required to set up a parking lot.
In addition, the obligatory area is divided into two broad categories: "parking lot maintenance district or commercial area or neighboring commercial area" and "neighboring district or car congestion district", and the standards for the number of installations differs respectively. (Link to the outline of the ordinance)
In addition, report of the regulations is necessary before confirmation application of Building Standard Act. (Notification window: Housing and Architecture Bureau City Urban Architecture Section TEL 045-671-4510)

※ Definition of "change of use" in Yokohama-shi parking lot regulations
Large-scale repair prescribed in Article 20-2, Paragraph 1 of the Parking Lot Act because a change in the use of the building part, the floor area of the part to be used for specific use will increase due to the change in the use of the part of the building. Or large-scale remodeling. (Ordinance, Article 6)

4 If "Parking lot maintenance area or commercial area or neighboring commercial area" is displayed on i-Mappy, is it applicable to parking lot maintenance area?
A

Even if it does not correspond to 4 parking lot maintenance districts, if it is a commercial area, it will be displayed as "parking lot maintenance district or commercial area or nearby commercial area". If it corresponds to a parking lot maintenance area, it will be displayed as a district parking lot maintenance area in the "Restrictions by city planning" column of i-Mappy

5 What does "Fukusou" mean?
A

5 “Congestion” refers to the concentration of things at one place, and areas where automobile traffic is expected to be congested are designated as “automobile congestion districts”.

6 Is common areas such as corridors applicable to the floor area when calculating the number of units?
A

6 The statutory total floor area under the Building Standards Law is applicable. (However, the floor area of the parking lot and bicycle parking lots are excluded.) Therefore, the floor area of common areas such as corridors is also applicable.

7 Are there any mitigation measures to reduce the number of mandatory installations?
A

7 There are mitigation measures for small and medium-sized buildings [Ordinance Article 4 and Article 6] and mitigation measures for large-scale buildings [Ordinance Article 5].

8 Are there any standards for off-site parking lots?
A

As a special case of 8 mandatory parking lot, when we meet standard about off-site parking lot, we can install parking lot within approximately 300 meters from site of building. [Ordinance Article 10, Articles 3 and 5 of Handling Standards]

9 We are planning to expand the building. Please tell me how to calculate the required number of installations?
A

9 When expanding or changing the use, calculate the number for the total area of the building after the extension or change of use, and the number calculated for the total area of the building before the extension or use change from that number The number of subtracted must be newly attached as a mandatory parking lot.

10 Are there any standards for the installation of parking lots for vehicles other than passenger cars?
A

10 Standards for the installation of parking lots for vehicles other than passenger cars, there is an obligation to install parking facilities for cargo handling vehicles and motorcycles.
Please refer to booklet P11 (Chapter 3 pages 11) for cargo handling vehicles and booklet P12 (Chapter 3 pages 12) for motorcycles, so please see.
In addition, even if it is a building that is not subject to the obligation to install parking facilities for cargo handling vehicles and motorcycles, if parking demand for these vehicles is expected, strive to maintain parking facilities, etc., and prevent the occurrence of street parking Please deter.
In addition, about motorcycle parking facilities, please try to park vehicles with displacement of more than 125cc.

11 We are planning to build a new apartment house. What will happen to the number of parking lots?
A

11 Buildings (those that start construction after December 2007) to be used for apartments, tenement houses, dormitories and boarding houses will be buildings that are not subject to the Parking Ordinance, but the Yokohama City Building Standards Ordinance According to Article 4-3, parking lots for passenger cars is required.

12 Are there any standards for the installation of bicycle bicycle parking lots?
A

12 Regarding the installation of bicycle parking lots, there are guidance standards for the Large-Scale Retail Store Location Law.
In addition, when we build or expand customer facilities more than 300 square meters or apartment houses more than 10 units, setting of bicycle parking lot is necessary by "the regulations about attachment of Yokohama-shi bicycle parking lot".

13 What is the number of copies submitted by registration form?
A

13 Obligation mandatory parking facilities The number of copies of the installation (change) registration form (No. 1 style) will be two copies.
