About object of narrow road widening maintenance business
A

Of narrow road, site in contact with "maintenance promotion line" which Yokohama-shi appoints becomes narrow and is targeted for road widening maintenance business. Maintenance promotion line is a road designated so that a road network that considers local safety and convenience is composed based on the regulations about promotion of maintenance of Yokohama-shi narrow road. About application exclusion of narrow road widening maintenance business
A

Narrow road widening maintenance business is not applied when we correspond to any of the following.
(1) When conducting development activities with the permission prescribed in Article 29 of the City Planning Act
(2) When performing construction related to residential land development with the permission prescribed in Article 8 of the Regulation Law for Residential Land Development (excluding construction performed to maintain retreat sites)
(3) When conducting a land readjustment project with the approval of Article 4, Paragraph 1 of the Land Readjustment Act

 ・When the applicant and the land owner are different
 ・Where the applicant and the owner of the common name are other owner
 ※I need seal.
(8) In addition, if you are registering for sale, please attach a copy of the sales contract. (If there is a copy of the sales contract, a written consent is not required.)
(9) If you have already been issued a certificate of inspection under the Regulation Law for Residential Land Development, please attach a permit drawing (creation plan floor plan, retaining wall layout drawing).

Procedure
A

When you build building on site in contact with maintenance promotion line, please submit consultation book 30 days before building confirmation application. After submitting the consultation form, we will conduct surveys such as on-site surveys, but this work will take about two weeks. After that, we will discuss based on the survey results. In this discussion, we decide the furtherance of removal, relocation costs such as gates, fence, retaining wall of retreat part or pavement maintenance by Yokohama-shi of retreat part.

There is no building act, but if you want to retreat maintenance or the necessity of consultation when paving and maintaining the previously retreated part

All of them are subject to consultation. If there is a place where the road is not widened even though the fences are retreating along the maintenance promotion line, please contact the Building Disaster Prevention Section narrow and contact the Road Section. In addition, in the case of buying and selling land and buildings without performing maintenance, it is not targeted for consultation.

A

About management of the retreat part
A

When paving with Yokohama-shi, we perform management of surface pavement surface and drainage facilities (gutters) in Yokohama-shi by having you submit land use consent form and written oath about retreat part.
We can download land use consent form and pledge from "form download list".

Property taxes, etc. of the retreated portion
A

Regarding retreat sites maintained by the widening maintenance project, property tax and city planning tax are usually exempt from the following fiscal year by the landowner submitting an application for public roads in the consultation procedure. May be possible. For more information, please contact the Tax Division of each ward office.

Obligation of consultation
A

Consultation is required when performing procedures such as the following building confirmation applications on land in contact with the road designated as Article 42, Paragraph 2 of the Building Standards Law and maintenance promotion routes. (If the following procedures are performed after October 1, 2017)

(1) Application for confirmation based on the provisions of Article 6, Paragraph 1 and Article 6-2, Paragraph 1 of the Building Standards Act (including cases where it is applied mutatis mutandis in Article 88, Paragraphs 1 and Paragraph 2 of the Act)
(2) Application for permission prescribed in Article 43, Paragraph 1 of the City Planning Act
(3) Application for permission prescribed in Article 44, Paragraph 1, Item 2 or Item 4 of the Building Standards Act
(4) Application for certification prescribed in Article 137-16 No. 2 of the Building Standards Law Enforcement Order
(5) Application for permission prescribed in Article 4-3, Paragraph 5, Item 1 of the Yokohama City Building Standards Ordinance
(6) Application for permission to prescribe in regulations Article 14 about restrictions such as buildings in area of Yokohama-shi city planning

※When we come into contact with road of Building Standard Act Article 42 Clause 2 which is not appointed as maintenance promotion line, it is narrow and are not targeted for consultation obligation.

On public roads, among roads prescribed in Article 42, Paragraph 2 of the Building Standards Act, if the boundaries are fixed and the boundaries match the current situation, it is narrow and targeted for road widening maintenance projects can do.
