It may take a few months from application to certification. Depending on the timing of the application, it may not be possible to meet the application period of the condominium house / bond, so please allow enough time for the application period.

What is the Management Plan Certification System?
Guidance of management plan certification system
The management plan certification system is a system based on the Act on the Promotion of Proper Management of Condominiums, in which local governments certify that repairs and management meet the national standards.
It was created so that the section owners can protect the asset value of the apartment and ensure a comfortable living environment.
In addition to checking the management status of your condominium through the application, by receiving certification, it can be expected that the condominium will be evaluated in the market at the time of sale as a properly managed condominium.
- Condominiums in Yokohama City (excluding new construction under sale)
- Resolution of the General Assembly of Residential Association is required to apply.
- The validity period of certification is 5 years

Even if you do not obtain certification, it will be an opportunity to check the management status of your apartment by comparing it to the certification criteria.

What is the tax system to extend the life of condominiums?
Purpose
This is a national system (outside site) that supports the formation of consensus to improve management status by Residential Association, which is not sufficient to secure necessary repair reserves and carry out appropriate long-life construction.
Requirements
Estimated level of the amount of the repair reserve (if there is a lower limit / mechanical parking lot, it will be another amount.)
- The average reserve for repairs below the level as of August 31, 2021, and the reserve for repairs has been raised to higher than the level thereafter.
- More than 20 years old, the total number of units is 10 or more
- From April 1, 1995 to March 31, 1997, the second and subsequent long-life work (construction of exterior wall painting, floor waterproofing work and roof waterproofing work) has been completed.
- It has been certified as a management plan.
Attention
- Condominiums whose repair reserve is above the level as of August 31, 2021 are not eligible for tax reduction.
- Condominiums that have not reviewed their long-term repair plans since September 1, 2021 are not eligible for tax reduction.

Resolution at the General Assembly to apply for management plan certification
Certification requires that you have resolved to apply. We ask for the resolution of the General Assembly.

There are two stages of application.
1.Preliminary confirmation by experts
First, ask an expert to "conformity confirmation" to see if the requirements are met.

2.Application using the procedure system
We apply using procedure system operated by apartment management center (outside site).
Note: We do not accept direct applications to the city
When the management company, the Japan Condominium Managers Association, or the Condominium Management Center confirm the conformity.
Please apply according to the instructions of the expert.
If the condominium manager contracted in Residential Association confirms the conformity.
Please apply by Residential Association himself from Pattern 1 of the Management Plan Certification Procedure Support Service (external site).
