Around Niiba Station district town development agreement

(Purpose)
Article 1 This agreement aims to maintain and improve the urban environment of the Area in this district in promoting town development around Niiba Station, and to maintain and improve the urban environment of this district in good condition.

(Definition of term)
Article 2 The definition of terms in this agreement shall be as prescribed in the City Planning Act and the Building Standards Law.

(Name)
Article 3 This agreement is called Niiba Station area town development agreement.

(Town development agreement area)
Article 4 The target area of this agreement shall be the area around Niiba Station district city planning area. (In addition, the area is classified according to the attached city planning summary map according to the purpose of land use.)

(Agreement on Town Development)
Article 5 In this area, efforts shall be made to comply with the following matters.
Common to one district
B. 2. From the boundary of the line shown in the attached city planning summary map 2. 5 meters or 1. The retreat of 0 meters will be maintained in a sidewalk shape (equivalent to asphalt pavement equivalent or higher).
Provided, however, that the retreating part of the canal floor shall be excluded.

(B) In order to function as a space for pedestrians, the sidewalk-shaped part shall not be used as an installation or parking lot for advertising materials that hinder pedestrian traffic.

(C) Regarding the retreat of the wall along the Kawasaki-choda Line, if there is room on the sidewalk, etc., installation of street tools (street furniture) such as benches that are friendly.

(D) Regarding the retreat of the wall along the station south and east-west roads (3 systems from (1) to (3)), structures, etc., including the sky, shall not be installed.

The area around the entrance of the building in the district shall eliminate the sidewalk and steps, and aim to create a barrier-free town that is easy for the elderly and the disabled to use.

F Advertisements and signboards shall comply with the Yokohama City Outdoor Advertising Ordinance.

When installing a bicycle storage area, storeroom, garbage storage, etc., the structure, location, etc. shall be considered.

(C) The parking space required for the building shall be secured on the same site as much as possible.

Re. The cargo handling space required for the building shall be secured on the premises.

On the site of the building, green space shall be secured as much as possible.

(G) The outer wall of the building or the pillars and roofs in place of this shall be in consideration of the surrounding environment.

In the retreat of the wall along the waterway (open space along the sidewalk) will be equipped with facilities such as lighting to illuminate open spaces along the sidewalk to contribute to local safety and security.

B. The pocket park displayed in the attached city planning summary map will not be used as an installation or parking lot for advertising materials that hinder pedestrian traffic in order to function as a space where people can gather and relax. In addition, we will work on setting up street tools (street furniture) such as planting and benches that are friendly to people.

(B) The retreating part of the wall along the waterway extending to the west from the station square (open space along the sidewalk) creates an open alley space as much as possible, and will be attractive by commercial facilities and planting.

Misumi Industrial Coexistence Area
B. If the site area is 500 square meters or more and less than 700 square meters, it shall be 1.0 m or more, and if it is 700 square meters or more, and planting shall be secured in the open space as much as possible.

(B) The retreating part of the wall along the waterway floor shown in the attached district plan outline map shall create an open alley space as much as possible, and shall not install structures, including the sky.
However, facilities that contribute to local safety and security, such as retaining walls and fences installed on retaining walls, and lighting to illuminate open spaces along the sidewalk, shall be excluded.

(Responsibilities)
Article 6 Land owners in this area, persons who have land rights and lease rights for the purpose of owning buildings, and those who use buildings (hereinafter referred to as "land owners, etc.") comply with this agreement and strive to maintain and improve a favorable environment.

When 2 landowners are going to build a building, they shall consult with the Steering Committee specified in Article 7 in advance.

3 When transferring ownership, etc., the land owner, etc., shall explain the contents of this agreement to the person who newly acquires the right, and shall inherit it to the person who newly acquires the right .

(Steering Committee)
Article 7 In order to handle matters related to the operation of this agreement, a district town development agreement steering committee (hereinafter referred to as the "committee") will be established.

2 committees are organized with one chairperson, two vice chairpersons, and some committee members selected from members in the town development agreement area of the town planning council around the Niiba Station.

3 committees shall be placed in the area around Niiha Station district town planning meeting.

(The Role of the Steering Committee)
Article 8 The architectural plan attached to the Attachment registration form shall be examined to determine whether it conforms to this agreement.

2. If applicable, it shall be approved and stamped on the attached registration form and returned to the business operator.

3. If it does not conform, the Steering Committee shall consult and coordinate.

(Miscellaneous Rules)
Article 9 In the event of any matters or doubts not stipulated in this Agreement, the Committee shall consult and determine.
