Tama Plaza Station Area Community Development Agreement Details

Established: November 26, 2002


Based on Article 6 of the "Tama Plaza Station Area Community Development Agreement", the following details are determined.

1.Sites

In order to form a high-quality town asset suitable in front of Tama Plaza Station, we will work on an integrated plan by sharing it with neighboring residential land. In addition, in order to secure a good local environment, we will endeavor not to divide it into small sites and irregular sites.


2.Sidewalk open space, etc.

(1) Sidewalk-like open space
The color and material of the pavement should be harmonized with the surrounding area so that the atmosphere is unified for each street. For the material, use a non-slip effect is used.
(2) Retreatment of wall surface
In order to enhance the appeal of the city, we will strive to make it an open terrace at the storefront, a space for customers, a greening space, etc.
(3) Square
In order to produce as a gate part of the symbol axis in front of the station and as a cross point of the city, we will work in harmony with the South Exit Traffic Plaza to create an open and spacious space.


3.Use of buildings

(1) Along the station square symbol axis and station circumference (see "Basic composition diagram of the city")
In order to form the continuity of the street bustle, the use of the first floor of the building facing the station square symbol axis and the station circumference axis shall be merchandise sales, eating and drinking, service shops, etc., and offices should not be closed. I do.

(2) Along the migration axis (see "Basic structure of the city")
Along the migration axis where stores and houses coexist, in order to create a fun space for visitors to walk, the use of the first floor of the facility facing the migration axis will be merchandise sales, eating and drinking, service stores, etc. When establishing an urban-type house, we will strive to create a promenade-type house where interaction with the migration axis is born.

*Promenade type housing: Urban housing with consideration for the bustling axis, cityscape, and interaction.

・Houses with "+α dwelling units (= hobby rooms, classrooms, etc.)" facing the street

・Houses with pocket parks that are open to the community


4.Form of building

(1) Color of exterior walls of buildings

In order to harmonize with the surrounding area, the colors of the exterior walls of the building should be calm, and the radical colors are not used. When using strong colors, use them as accents after considering harmony with the outer wall of the building.

(2) Rooftop equipment

Considering the scenery from the street, the rooftop facilities will work to raise the wall or cover the four laps with a louver.

(3) Around the entrance

In order to create a city that is friendly to people, the area around the entrance will eliminate steps from the sidewalk and steps, and strive for a universal design that is easy for anyone to use.

(4) Consideration for neighboring areas

In order to consider the detached residential area outside the adjacent area, the building facing the perimeter axis will retreat the wall at least 4m from the road boundary for the part exceeding 15m in height.


5.Greening

(1) In order to create a green and moist district environment, the surroundings of the site, around the building, the balcony, the rooftop, etc. will be greened as much as possible to create a green cityscape.

(2) On the site facing the station square symbol axis and the station circumference axis, we will work to create a comfortable green shade space together with street trees.

(3) The retreat of the wall facing the perimeter axis of the district will be considered in the adjacent residential area, and efforts will be made to green hedges.


6.Direction of the streets

(1) Street furnished

Considering the cityscape and securing pedestrian space, we will consider installing a street furniture suitable for the cityscape of the Tama Plaza station square area.

※Street furniture refers to benches, plant boxes, telephone boxes, pergola, lighting, gates, drinking fountains, sculptures, etc.

(2) Store shutters

A structure that enables window shopping such as transparent shutters.

(3) Sunshade tent

It shall be considered in consideration of the cityscape. In addition, it will be placed on the premises and installed sufficiently away from the ground surface so as not to hinder pedestrian traffic.

(4) Night Lighting

Use lighting, etc., and consider the production of the cityscape at night so that you can walk safely and happily at night.


7.Signboards and advertising materials

(1) Signboards and advertisements shall be installed in accordance with the Yokohama City Outdoor Advertising Ordinance.

(2) In order to consider the cityscape, signboards and advertisements shall be excellent in design and will be consolidated as much as possible. In addition, signboards that express the name of the individual store and the type of business are used, and signboards and advertisements of manufacturers etc. are avoided as much as possible.

Not installed in principle (excluding District A).

Sleeve signs and independent signs

Limited to the name of individual stores and tenants.

C Wall signboard

Based on the display of the names of individual stores and tenants, it will be installed in consideration of harmony with the wall design.

D. Three-dimensional signboard

Make the store's business type, business type, and product of the store can be visually imagined.

Oaway sign

Places should not be provided on sidewalk-like open spaces and open spaces. When installing a signboard, install it on the premises (excluding sidewalk-shaped open spaces and open spaces) so as not to hinder walking.


8.Parking lot, bicycle parking lots, cargo handling area

(1) Considering the cityscape, the owner shall maintain a parking lot and bicycle parking lots according to the type of business, business type, size, etc. of the building.

(2) Considering pedestrian safety, parking lot entrances and exits of parking lots will be consolidated and installed as much as possible.

(3) Considering the cityscape, parking lots, bicycle parking lots, and cargo handling areas will be provided with planting belts.


9.Garbage storage area

(1) In consideration of the cityscape, a garbage storage area will be provided for temporary storage as much as possible. In addition, consideration should be given to inconspicuous, such as by providing planting belts.

(2) At stores where garbage is generated, each person will set up a garbage storage area on the premises.


10. Improvement of living environment

In planning housing, create a good living environment while coexisting with commercial facilities.

(1) Consider the layout of the residential building and ensure ventilation, sunshine, and lighting.

(2) In addition, the following matters should be noted in the formation of cityscapes.

11. Others

Items that are not specified in the same detail shall be discussed with the Town Planning Agreement Steering Committee.
