Restrictions on buildings in the urbanization adjustment area (Building Standards Act Article 52, Paragraph 1, Item 8, etc.)

When we build building in area without designation of restricted zone in urbanization adjustment area, there is limit about form of building based on Building Standard Act. (From April 1, 2004) (Revised: January 1, 2011 and September 7, 2020)

  • ※1 Area within 50m along the main street with a width of 18m or more specified in Article 7, Item 1 of the City Planning Act Enforcement Regulations. (The motorway does not correspond to the main street.) (Same as below)
    When starting construction work after January 1, 2011, the target main streets are separate among the main streets with a width of 18m or more specified in Article 7, Item 1 of the City Planning Act Enforcement Regulations, excluding corner cuts. It is limited to the sections listed in the figure or the sections where construction related to the new construction of the road has been started after April 5, 2010.

[Permission criteria for height of buildings based on the Reference City Planning Act]

Development activities and building activities in the urbanization control area are regulated by the City Planning Act. As a general rule, permission of the mayor is necessary to perform development activity and building act. Please note that in addition to the restrictions in the table, restrictions may differ depending on area designation, permission conditions, etc. Specifically, please see page of residential land examination department (adjustment area section).
