About relaxation of floor area ratio limit by front road width in Yokohama city center function guidance district

Overview
In addition to the designated floor area ratio stipulated in city planning, the floor area ratio of the site of the building is restricted by the width of the front road under the Building Standards Law. In commercial areas in the city center, if there is no special provision, the numerical value obtained by multiplying the width of the front road (limited to less than 12m) by 0.6 will be the floor area ratio of the site.
However, the specific administrative agency designates the area after the discussion of the City Planning Council, and in the commercial area, the numerical value multiplied by the width of the front road can be selected and determined from 0.4 or 0.8.
Response of Motoichi
Apply this system as a response to sites where the designated floor area ratio cannot be fully utilized because the front road is narrow in the "Yokohama City Center Function Guidance Area (Special Use Area prescribed in Article 8 of the City Planning Act)", By determining the numerical value to be multiplied by the width of the front road, the floor area ratio limit on the front road has been relaxed.
