About relaxation of floor area ratio limit by front road width in central Yokohama city center function guidance district

Overview

In addition to the designated floor area ratio stipulated in city planning, the floor area ratio is restricted by the width of the front road by the Building Standards Law in addition to the designated floor area ratio stipulated in city planning. In the commercial area of the city center, if not specified, the value obtained by multiplying the width of the front road (limited to less than 12m) by 0.6 is the floor area ratio of the site.
But, specific administrative agency designates area after discussion of city planning council, and, in commercial area, can select and determine numerical value multiplied by width of front road from 0.4 or 0.8.

This system is applied as a response to the site where the designated floor area ratio cannot be fully utilized because the front road is narrow in the "Yokohama City Center Function Guidance District (Special Use District prescribed in Article 8 of the City Planning Act)" By determining the numerical value to multiply the width of the front road, the floor area ratio limit by the front road has been relaxed.
