Areas to relax floor area ratio restrictions on houses (Article 52, Paragraph 8 of the Building Standards Act)

Overview

 According to Article 52, Paragraph 8 of the Building Standards Law (revised on July 12, 2002, enforced on January 1, 2003), the floor area ratio of condominiums that meet the following conditions is up to 1.5 times in the following target areas A system that can be relaxed has been created.

Areas subject to law

Class 1 residential area, Class 2 residential area, semi-residential area, nearby commercial area, commercial area, semi-industrial area

Conditions

1.Site area

In Class 1 residential area, Class 2 residential area, semi-residential area, semi-industrial area, more than 2,000 square meters
More than 1,000 square meters in neighboring commercial and commercial areas

2.Open space

Open space of a certain size or more on the road side
However, in this system, the mayor is among the target areas by law.

⑴ Areas to relax floor area ratio restrictions

Commercial areas with a designated floor area ratio of 400% or more and Class 7 altitude areas 
However, the following areas and districts are excluded.

  • Urban Renewal Emergency Development Area
  • Business facility agglomeration area
  • No. 2 Redevelopment Promotion Area

⑵ Number of upper limit of relaxation of floor area ratio limit (Vr)

Vr=Vc (1+0.1R) ※In Motoichi, we will relax up to 1.1 times.
Vc: Floor area ratio specified in urban planning
R: Ratio of floor area of residential area to total area

⑶ Areas that do not apply to this system

Areas other than areas subject to law that ease floor area ratio restrictions
