Areas that relax floor area ratio restrictions on houses (Building Standards Law Article 52, Paragraph 8)

Overview

 According to Article 52, Paragraph 8 of the Building Standards Law (revised on July 12, 2002, enforced on January 1, 2003), the floor area ratio of condominiums, etc. that meet the following conditions is up to 1.5 times in the following target areas A system that can be relaxed has been established.

Areas subject to law

Type 1 residential area, second-class residential area, semi-residential area, neighboring commercial area, commercial area, semi-industrial area

Conditions

1.Site area

In Class 1 residential area, Type 2 residential area, semi-residential area, and semi-industrial area, it is 2,000 square meters or more
In neighboring commercial and commercial areas, more than 1,000 square meters

2.Open space

Open space of a certain size or larger on the road side
However, in this system, the mayor is subject to law among the areas subject to law.

  • ⑴ Areas where floor area ratio restrictions are relaxed
  • ⑵ The upper limit of the relaxation of floor area ratio limit (within 1.5 times)
  • ⑶ Areas where this system is not applied

Handling of Yokohama City

⑴ Areas where floor area ratio restrictions are relaxed

Commercial area with a designated floor area ratio of 400% or more and Type 7 altitude districts 
However, the following areas and districts are excluded.

  • Urban Renewal Emergency Development Area
  • Business facility accumulation area
  • No. 2 Redevelopment Promotion Area

⑵ Number of upper limit relaxation of floor area ratio limit (Vr)

Vr=Vc (1+0.1R) ※In Motoichi, we relax up to 1.1 times.
Vc: Floor area ratio as defined in city planning
R: Percentage of floor area of residential area to total floor area

⑶ Areas where this system is not applied

Areas subject to law other than areas where floor area ratio restrictions are relaxed
