Difference from land acquisition after commercialization

This is a procedure based on a voluntary application from the landowner.

Prior to commercialization, it is necessary for the landowners to prepare the application form and arrange the attached documents.

Transfer income is not subject to special deductions

Flow of Procedure

11. Submission of "Land Purchase Application Form" [Land Owner → Yokohama City]

We will present the price of the land in writing.
The offer price is based on a fair survey, so no negotiations can be made on the amount.
Whether or not to sign a contract depends on the landowner's judgment.

13. Conclusion of contract

If you receive your consent at the offered price, we will complete the contract conclusion procedure.
If there are buildings, etc., it is necessary for the landowner to remove the buildings and clear the land before the conclusion of the contract.
If various rights such as mortgages are set on the land, the landowner must delete them before the conclusion of the contract.
Also, if the right ratio is not organized or if there is a tenant, it is necessary to solve those problems before the conclusion of the contract.

14. Registration of land ownership transfer [Yokohama City]

After the contract is concluded, Yokohama City will immediately proceed with registration of ownership transfer.

15. Land price payment [Yokohama-shi → Land owner]

As soon as the transfer of ownership is confirmed, we will pay the full amount of the land price.
