Shinyamashita Daiichi District Town Planning Promotion Committee Details

This details are based on Article 8 of the Shinyamashita Daiichi District Town Planning Promotion Committee (hereinafter referred to as the “Committee”), which operates the agreement based on Article 8 of the “Shinyamashita Daiichi District Town Planning Agreement” (hereinafter referred to as “Agreement”). Define the necessary items to do so.

(1) The Committee shall consist of the owner of the land in the area of the Agreement, the person who has land rights or lease rights for the purpose of owning the buildings (hereinafter referred to as the “owner of the land, etc.”), the chairman of the Shin-Yamashita Rinko District Redevelopment Promotion Council, the section manager in charge of the Redevelopment Coordination Division of City of Yokohama, Port and Harbor Bureau Yamashita-Futo, andUrban Development Bureau Urban Renewal Division.
2 The Shinyamashita Daiichi District Town Planning Promotion Committee Secretariat (hereinafter referred to as the “Secretariat”) will be set up in the committee.

1 The committee has one chair and one vice chair.
2 The chairperson is "Shin Yamashita Rinko District Redevelopment Promotion Council, Commerce and Business Department Chairman", and the vice chairperson is "Shin Yamashita Rinko District Redevelopment Promotion Council Commerce and Business Vice Chair".
3. The chairperson shall represent the committee and supervise the duties of the committee. In addition, the vice-chair assists the chair and, if the chair has an accident, substitutes his duties.
4. The committee shall be convened by the chairperson to discuss the following matters:
（１） Town planning activities in the target area (excluding simple ones)
（２） Other as provided for in the Agreement.
5 The committee will entrust the consultation on town planning activities (simple things) in the target area to the chairperson, the chairman of the Shin-Yamashita Rinko District Redevelopment Promotion Council and the Yokohama City.

6 Town planning activities (simple ones) are as follows.
（１） Temporary buildings less than one year
（２） Installation of temporary structures that do not involve construction of buildings
（３） Provisional advertising materials (ad balloons, etc.)

The secretariat will be set up within the Redevelopment Coordination Section of the City of Yokohama, Port and Harbor Bureau Yamashita-Futo, and will be mainly responsible for the affairs of the committee related to urban development activities.

2 companies perform discussion, adjustment of town planning act based on attachment "Shinyamashita first district town planning discussion flow" (PDF: 127KB).
3 companies attach related documents to the attachment "Shinyamashita Daiichi District Town Planning Act Application" (word: 29KB) and discuss and coordinate with the committee.
4 Committee discusses and coordinates the applied town planning act and notifies the employer by the attached "Consultation Contents Notice" (PDF: 8KB).

When owners of land transfer the right, they notify the committee by the attachment "Notification of change such as Shinyamashita Daiichi District Land Ownership" (word: 22KB).

These details shall take effect from the date of conclusion of the agreement and shall take effect until the abolition agreement stipulated in Article 4 of the Agreement is reached.
