Town Development Glossary

Urban area…An area where many houses and shops are lined up.

Urbanization area…Among the "city planning" designated as land that should be regulated by the City Planning Act and related laws and regulations, the area that has already formed an urban area, or the area that should be urbanized preferentially and systematically within approximately 10 years Area.

Urbanization adjustment area…Areas that should suppress urbanization in "city planning" designated as land that should be regulated by the City Planning Act and related laws and regulations.

Urban planning…By regulating and guiding land use in order to embody the way of the town, and by establishing matters necessary for town development as basic facilities such as roads and parks, we aim for sound development and orderly maintenance of the city .

Urban planning master plan…It is a long-term basic policy on city planning, and is positioned as a "basic policy on city planning of municipalities" stipulated in Article 18-2 of the City Planning Act. .

Restricted areas…One of the regional districts designated by the City Planning Act for the purpose of restricting certain uses of buildings in the area to protect the environment and improve convenience in the city. Residential system (first-class low-rise residential area, second-class low-rise residential area, first-class middle-high-rise residential area, second-class middle-high-rise residential area, first-class residential area, second-class residential area, semi-residential area, There are 13 types: rural residential area), commercial (neighboring commercial area, commercial area), and industrial (quasi-industrial area, industrial area).
Building agreement…By agreement of all the owners of the land, etc., we add a certain limit to the "minimum standards" such as the Building Standards Law, "promise" to protect each other, and the mayor authorizes the "promise" thing. This "promise" restricts the rights of individuals, but instead helps to preserve the local environment and create attractive and unique towns.

District planning…City planning at the specific district / block level as defined under the City Planning Act. It defines the policies and goals of town development, public facilities (district facilities) such as roads and plazas, and restrictions on uses, scales, forms, etc. of buildings, etc. in detail.

Land readjustment project…A project to maintain and improve public facilities such as roads, parks, rivers, etc., to improve land parcels, and to increase the use of residential land. In areas where public facilities are inadequate, landowners will provide land little by little according to their rights (reduction of walking), allocate this land to increase public land such as roads and parks, and part of it A business system that sells and allocates part of business funds.

Infrastructure…Abbreviation of infrastructure. It is a foundation that maintains and supports urban activities such as society, economy, and industry, and refers to the core part of the urban structure. Roads, parks and green spaces, water and sewage systems, rivers, etc. are applicable in urban planning.

Town development…Approach of citizen, company and administration to make city and town better.
