"What are the rules of the town?"

"I want to prevent apartments from being built in detached residential areas," "I want to restrict the fragmentation of the site to protect the current town Nami," "I want to protect good relations with my neighbors in consideration of privacy," Have you ever thought like this?
In order to promote livable town development according to the characteristics of the district, in addition to the minimum basic rules stipulated by the Building Standards Law and the City Planning Act, detailed rules (city planning and building) that match the area It is one way to decide on a voluntary basis by everyone.
It is important that the people living in the district discuss the issues and future image of the town while making these rules.

Overview of the creation of rules based on city planning and building agreements

1. What is the difference?
<Protect everyone's town by ordinance>
Based on the Town Planning and Zoning Act, the city considers the rules of meticulous towns according to the area while incorporating the opinions of residents about the use and form of buildings, living roads and small parks, etc. It is determined as.

2. What is a building agreement?
<We will protect everyone>
Based on the Building Standards Law, we negotiate how to build a building and rules, and conclude it as an agreement between landowners, and the mayor approves. The rules will be followed by the Steering Committee, which is made up of the parties. The expiration date of the building agreement is determined arbitrarily (generally 10 years).

3. Examples that can be ruled

  • Use of buildings
  • Site area (minimum area, etc.)
  • Building size (building ratio, floor area ratio) and height
  • The retreat distance of the outer wall from the road or site boundary
  • Type of fence
  • Facilities such as roads and parks (in the case of district planning)

Etc.
