What is the best rental housing for the elderly?

"Excellent regional rental housing for the elderly" is a barrier-free design rental housing for people aged 60 and over. We provide a variety of services that support our daily lives so that we can live safely and with peace of mind.
In addition, depending on the income of the household, the government and Yokohama City will support a part of the rent to reduce the rent burden.

※This housing is a private rental housing for the elderly, which is constructed by private landowners and others. It's not a nursing home or a public housing.

Characteristics of Houses

1.It is a barrier-free design that takes care of the elderly.

Handrails are installed at entrances, toilets, bathrooms, common corridors, etc. by eliminating steps in the dwelling units or handrails that can be installed at any time. In addition, the floor of common areas is not slippery.

2.We have established an emergency call system in preparation for accidents and sudden illness.

The emergency call system installed in the dwelling unit ensures emergency reports both day and night.

3.A part of the rent will be subsidized up to a certain income to reduce the rent burden.

If the household income after calculating the income is less than 214,000 yen (268,000 yen depending on the house, the amount may be reviewed), there is rent assistance. In addition, the resident's burden will be reviewed every year after moving in.

Major qualifications

1.Being a person who needs a house to live by himself
2.The applicant must be at least 60 years old on the base date, and the single or cohabitant must fall under any of the following
(1) Spouses (including those who have a close relationship and fiancee. It doesn't matter.
(2) Relatives over the age of 60 (blood relatives within the sixth degree or relatives within the third degree)
3.One of the residents living or working in Yokohama City
4.Applicants and cohabitants who are in a state in which they can live independently when moving in, or who are in a state in which they can live independently or who can carry out daily life with the support of cohabitants.
5.Recorded in the Basic Resident Register based on the the Law of the Basic Resident Registers (Act No. 81 of 1967)
6.There must be no delinquency of residence tax
7.Those who have a monthly income of 387,000 yen or less. (Depending on the property, those who are less than 487,000 yen)

Subsidies for rent

In order to reduce the rent burden, we will support a part of the rent according to your income.
For households whose monthly income (* 1) after calculating income is less than 214,000 yen (the amount may be reviewed), the government and Yokohama City will have the contract rent (* 2) and the resident's burden. There is a system to assist businesses (lessor). The rent subsidy period is 20 years from the start of management of the house.
(※1) Household income
The household monthly income is the amount obtained by subtracting various deductions stipulated by the Income Tax Law from the income amount (income) of all residents and dividing by 12, and the resident's burden is determined according to the household monthly income. You.

Household income = (Total income of all residents (annual amount) -Total deduction amount) / 12

(※2) Contract rent
The contract rent under the lease contract is determined as long as it does not lose balance with the same rent in the vicinity.

About resident burden

The amount paid by the residents every month, and is determined by multiplying the contract rent by the ratio determined according to the monthly household income.
Residents' burden (rounded up in units of 100 yen) = contract rent x percentage according to household monthly income (60-100%)

(※) Regarding houses that start management after May 1, 2012, the rent subsidy is limited to 40,000 yen, regardless of the subsidy ratio in the table.

When the rent is 80,000 yen and the monthly income of the household is 104,000 yen or less (resident income category is type I).

What is the burden on residents?
80,000 yen (rent) x 60% (percentage according to the monthly income of the resident) = 48,000 yen

Others

The resident's burden will be reviewed every year after moving in. In order to calculate the resident's burden, residents are required to submit the prescribed documents related to income, etc. around June every year. Based on these documents, the resident's burden for one year from October to September of the following year is determined. If the monthly household income is more than 214,001 yen (the amount may be reviewed), there will be no rent assistance.

※You will need security deposit (up to 3 months of contract rent) when you move in. There is no key money or renewal fee.
Every month, in addition to rent, utility fee etc. are required.
security deposit, utility fee, etc. are not eligible for rent reduction subsidies.

※Please note that for those who moved into a house that started moving in before March 2007 at the time of new construction, the calculation method of the resident burden is different.

About recruitment of residents

Recruitment time is irregular, but we publish in "public information Yokohama" when we perform offer and distribute application in ward office (Public Relations Section).
If there are a large number of applicants, the order of entry will be determined by lottery.

1. In the case of new construction
We will recruit about six months before the month of moving in (completion).

2. In the event of a vacant houses (room where a departure was made)
In the event that a vacant houses occurs, the ranks of "Registers waiting for vacant houses" will be determined in advance for each house and will be accepted in that order. (The period of mediation will be one year from registration.)

3. About regular recruitment
vacant rooms housing will be recruited on a first-come, first-served basis.

After application, a public lottery will be held, and the winners will be required to submit qualification screening and documents within about one month.

(Approximately one month later) The results of the examination will be notified.

(Approximately one month later) Resident briefings will be held.
