What is the best regional rental housing for the elderly?

"Excellent regional rental housing for the elderly" is a rental housing with a barrier-free design for people aged 60 and over. Consideration is made to ensure safe and secure lives, such as by providing various services to support living.
In addition, depending on the household income, the government and Yokohama City subsidize a part of the rent to reduce the rent burden.

※This housing is a private rental housing for the elderly, constructed by private landowners and others. It is not a nursing home or a public housing.

Characteristics of houses

1.This is a barrier-free design that takes care of the elderly.

We have installed handrails or handrail foundations that can be installed at entrances, toilets, bathrooms, common corridors, etc. by eliminating steps in dwelling units, bathrooms and common corridors. In addition, the floor of the common area is not slippery.

2.An emergency call system has been installed in preparation for accidents or sudden illness.

Emergency calls are ensured both day and night from the emergency call system installed in the dwelling unit.

3.A part of the rent is subsidized up to a certain income to reduce the rent burden.

Those whose monthly income after income calculation is 214,000 yen (268,000 yen depending on the house, the amount may be reviewed), there is a rent subsidy. In addition, there is a review of the resident burden every year after moving in.

Major occupancy qualifications

1.Being a person who needs a house to live on his own
2.The applicant must be at least 60 years old on the reference date, and a single person or cohabitant falls under any of the following
(1) Spouse (including those who have a close relationship and fiancee) The age does not matter.)
(2) Relatives over 60 years old (blood relatives within the sixth degree or relatives within the third degree)
3.Either of the residents resides or works in Yokohama.
4.Applicants and those who are in a state of health in which they can live independently when moving in, or who can carry out daily life with the support of the applicant or cohabitants who are in a state of health that allows them to live independently.
5.Recorded in the Basic Resident Register based on the Law of the Basic Resident Registers (Act No. 81 of 1967)
6.There is no delinquency of inhabitant tax
7.Those whose household income is 387,000 yen or less. (Depending on the property, those who are 487,000 yen or less.)

About rent subsidy

Part of the rent is subsidized according to income to reduce the rent burden.
For households whose monthly income (* 1) after income calculation is 214,000 yen (the amount may be reviewed), the government and Yokohama City will have a contract rent (* 2) and the resident burden. There is a system to assist the company (lessor). The rent subsidy period is 20 years from the start of management of the house.
(※1) Household income
Household monthly income is the amount obtained by subtracting various deductions stipulated by the Income Tax Law from the income amount (income) of all residents, and dividing by 12. You.

Household monthly income = (Total amount of income (annual) of all residents-total deductions) / 12

The contract rent under the lease agreement is set within a range that does not lose balance with similar rents in the vicinity.

About resident burden

This is the amount paid by the residents every month, and is determined by multiplying the contract rent by the ratio determined according to the household monthly income.
Resident burden (rounded up to 100 yen units) = Contract rent x percentage according to contract rent x household monthly income (60-100%)

When the rent is 80,000 yen and the household's monthly income is 104,000 yen or less (resident income category is Type I).

What is the resident's burden?
80,000 yen (rent) x 60% (ratio according to the resident's household monthly income) = 48,000 yen

Others

The resident burden will be reviewed every year even after moving in. In order to calculate the resident's burden, residents are required to submit prescribed documents on income, etc. around June every year. Based on these documents, the resident burden for one year until September of the following year is determined in October every year. If the household's monthly income exceeds 214,001 yen (the amount may be reviewed), there will be no subsidy for rent.

※security deposit (up to 3 months of contract rent) is required when you move in. There is no key money or renewal fee.
In addition to the rent, you will need a utility fee etc.
security deposit, utility fee, etc. are not eligible for rent reduction assistance.

※Please note that the calculation method of the resident burden differs for those who moved in a house that started moving in before March 2007 at the time of construction.

Recruitment of tenants

Recruitment time is irregular, but when we perform offer, we publish in "public information Yokohama" and distribute application in ward offices.
If there are a large number of applicants, the occupancy order will be determined by lottery.

1. In the case of new construction
We will recruit approximately six months before the move-in (completion) month.

2. When a vacant houses occurs (the room where the departure was located)
In the event of a vacant houses occurs, the order of "registered vacant houses" will be determined in advance for each house, and will be asked to move in. (The mediation period is one year from registration.)

3. About constant recruitment

After applying, a public lottery will be held, and the winners will be required to submit qualification screening and documents within about one month.
