Akiba and Kashio neighborhood district town planning consultation guidelines

1 Purpose

Most of the area of this area is positioned as an industrial agglomeration area that focuses on and conserve industrial agglomeration area while maintaining harmony with urban functions.
In addition, relatively large-scale business locations are expected in the ordinance on support measures in specific areas such as Yokohama City Business Locations, and in order to revitalize the Yokohama City economy, business locations should be promoted urgently and focused on revitalizing the Yokohama City economy. It is positioned in the area to be promoted. Going forward, we will continue to strive to create an environment that allows us to maintain good operation of factories, etc., based on industrial land use such as factories and laboratories.
At the same time, we will promote town development to lead to environmental improvements such as securing pedestrian spaces and countermeasures against inundation.

2 Consulting Area

Akiha-cho, Kashio-cho, Kamikashiwao-cho, Kamiyabe-cho, Kamiyabe-cho, and Maetamachi

3 District Information

(1)Most of the Area is designated as an industrial agglomeration area, and when conducting a large-scale land transaction, it is necessary to notify Yokohama City.
(2)In recent years, the number of houses has been increasing rapidly due to land use conversion in the district, and there is a shortage of classrooms in elementary schools and nursery schools near stations. For this reason, elementary school student may not be accepted at a nearby elementary school.
(3)It is close to rivers and areas where there is a risk of flooding in the Totsuka Ward Flood Hazard Map and the Totsuka Ward Water Hazard Map.
(4)The main roads in the area that crosses the area on the north side of the track have only sidewalks on one side.

Buildings with a site area of less than 1,000 square meters

5 Content of discussion

(1)Maintaining industrial land use, such as factories and laboratories

The plan should be in harmony with the current surrounding land use, and plan in accordance with the following items.

A sidewalk-like open space

(a) In order to improve the pedestrian environment in the district, if there is no sidewalk with a width of 2 m or more is provided on the road where the site is in contact with the current sidewalk will be 2 m or more in width. Please maintain.

(b) Please secure the passing passage shown in the area map with a width of 3m or more.

For the part facing the hydrophilic promenade shown in the area map, in order to secure pedestrian space that contributes to the improvement of attractiveness along the river, the walls, fences, etc. of the building facing the hydrophilic promenade shown in the area map. Please retreat 1m or more from the site boundary line.

(C) Disaster Prevention Measures

Take sufficient measures to ensure safety in the event of a disaster such as flooding.

D. Consideration for the surrounding environment

(a) Please consider the form and design of the building to be harmonized with the surrounding cityscape.

(b) In the part facing the hydrophilic promenade, the design of the building, such as considering the scenery of the equipment and equipment that can be seen from the outside, and the installation of benches etc. on the premises to create a comfortable pedestrian space. please.

(2)In the case of land use other than industrial use

Take measures to prevent the operation of factories, laboratories, etc., and make plans in accordance with the following items:

A sidewalk-like open space

(a) In order to improve the pedestrian environment in the district, if there is no sidewalk with a width of 2 m or more is provided on the road where the site is in contact with the current sidewalk will be 2 m or more in width. Please maintain.

(b) Please secure the passing passage shown in the area map with a width of 3m or more.

I Green space

(a) Please provide at least 15% of green space for the site area.

(b) Please arrange green spaces around the site as consideration for the surrounding streets and adjacent factories and research institutes.

(C) Retreatment of walls of buildings

For the part facing the hydrophilic promenade shown in the area map, in order to secure pedestrian space that contributes to the improvement of attractiveness along the river, the walls, fences, etc. of the building facing the hydrophilic promenade shown in the area map. Please retreat 1m or more from the site boundary line.

D. Disaster Prevention Measures
