1 Purpose
Most of the area is positioned as an industrial agglomeration area that promotes and preserves industrial agglomeration while harmonizing with urban functions.
In addition, in the ordinance on support measures in specific areas such as Yokohama City Business Locations, relatively large-scale business locations are expected, and in order to revitalize the Yokohama City economy, business locations should be promoted urgently and intensively. It is positioned as an area to do. Going forward, we will continue to strive to create an environment that can maintain good operations at factories, etc., based on industrial land use such as factories and research institutes.
At the same time, we will promote town development to lead to environmental improvements such as securing pedestrian spaces and countermeasures against flooding.
2 Consultation Area
Part of Akiha-cho, Kashio-cho, Kamikashio-cho, Kamiyabe-cho, Maetamachi, Totsuka-ku

Information on 3 Districts
(1)Most of the area is designated as an industrial agglomeration area, and when conducting large-scale land transactions, it is necessary to notify Yokohama City.
(2)In recent years, housing has increased rapidly due to land use conversion in the district, and there is a shortage of classrooms at elementary schools and nursery schools near stations. For this reason, elementary school student may not be accepted at nearby elementary schools.
(3)It is close to rivers, and is included in areas where there is a risk of flooding in the Totsuka Ward Flood Hazard Map and Totsuka Ward Inland Water Hazard Map.
(4)The main roads in the area that cross the area on the north side of the track have only sidewalks on one side.

5. Contents of discussion
(1)When maintaining industrial land use such as factories and research institutes
The plan should be in harmony with the current surrounding land use, and the plan should be in accordance with the following items.
A sidewalk-like open space
(a) In order to improve the pedestrian environment in the district, if there is no sidewalk with a width of 2m or more on the road where the site is in contact, the pedestrian space along with the current sidewalk will be 2m or more, so that the sidewalk-like open space will be more than 2m. Please maintain.
(b) Please secure the passageway shown in the area map with a width of 3m or more.
B. Retreatment of walls of buildings
In order to secure pedestrian spaces that contribute to improving the attractiveness along the river, create attractiveness that will be a place for relaxation, and reduce the feeling of oppression, the part facing the water promenade shown in the area map is the wall of the building, fences, etc. Please retreat at least 1m from the site boundary line.
C. Disaster prevention measures
Take sufficient measures to ensure safety in the event of a disaster such as flooding.
D) Consideration for the surrounding environment
(a) Please consider the form and design of the building to harmonize with the surrounding cityscape.
(b) In the part facing the water promenade, we will devise the design of the building, such as considering the scenery of the equipment that can be seen from the outside, and consider setting up benches on the site to create a comfortable pedestrian space. please.
(2)Land use other than industrial use
Take measures so as not to affect the operation of factories, research institutes, etc., and make plans in accordance with the following items.
A sidewalk-like open space
(a) In order to improve the pedestrian environment in the district, if there is no sidewalk with a width of 2m or more on the road where the site is in contact, the pedestrian space along with the current sidewalk will be 2m or more, so that the sidewalk-like open space will be more than 2m. Please maintain.
(b) Please secure the passageway shown in the area map with a width of 3m or more.
B. Green space
(a) Set up a green space of 15% or more for the site area.
(b) As a consideration for the surrounding streets and adjacent factories, research institutes, etc., please place green spaces around the site.
C. Retreatment of the wall of the building
In order to secure pedestrian spaces that contribute to improving the attractiveness along the river, create attractiveness that will be a place for relaxation, and reduce the feeling of oppression, the part facing the water promenade shown in the area map is the wall of the building, fences, etc. Please retreat at least 1m from the site boundary line.

(G) Take soundproofing measures for sounds generated from existing factories.
If you are locating an apartment house, please respond to the following.
(a) As we request cooperation about setting of childcare facilities based on summary about cooperation request of setting of childcare facilities at the time of construction of large-scale apartment house of Yokohama-shi, please talk with Child and Youth Bureau early in plan.
(b) elementary school student may not be accepted at a nearby elementary school. Please consult with Board of Education Secretariat at an early stage of the plan regarding the number of houses and the year of residence.
(c) Due to the expected shortage of living service facilities, consider introducing functions that meet local needs, such as stores selling daily necessities and facilities that increase the convenience of living.
