Information on reduction measures such as property taxes for greening above the standard

When we make contract to maintain green tract of land for ten years about building site where tree planting more than standard is carried out, property tax, city planning tax for ten years is reduced.

Conditions of contract

  • The site area at the time of application for building confirmation must be 500 square meters or more (including apartment and companies).
  • In addition to the standard value (Note 1), there must be an additional 5% or more.
  • Completion inspection of "greening consultation" and receiving "building tree planting certificate"
  • Concluding a contract (* 2) with Motoichi to preserve the greening part for 10 years (* 3).
  • The consent of all land owners.

Precautions

【※1】 The standard value varies depending on the building use. Private housing apartment is between 5 and 10%.
【※2】 This is a contract to be maintained for 10 years in the state of green space at the time of certification. As a general rule, it is not possible to change the shape of the green space, cut down trees, or release it for your own convenience.
【※3】 The contractor shall be the owner or manager of the building (in the case of apartment, Representative of Residential Association).

Reduction details

About land of tree planting part exceeding standard, one-fourth of tax amount such as property tax is reduced.

Reduction period

For 10 years from the fiscal year with the due date of January 1 of the year following the year in which the contract was concluded.

Approximately two weeks after the prior consultation date, the Environmental Activities Division [Green in charge of greening] informs you about whether or not the contract is eligible.

Matters to be noted

  • Even if you submit the “Check Sheet for Building Greening conservation Contract” by the deadline, if you cannot prepare the necessary documents for the building greening conservation contract application by November 29, 2024 , Cannot submit a contract.
  • If the documents are delayed after submitting each document by the deadline, there is a possibility that the contract will not be reached this year.
  • If you submit each document after the deadline, you will be informed of the procedure based on a contract after 2025 (tax reduction after 2026).

Photographs of green space (4 to 5 places, one by one)

(Documents that were applied in accordance with the Building Standards Law, etc., when building a building was built, etc., and the building owner, etc., keeps a copy of the document.)

When the building confirmation application documents are not stored at home or in Residential Association

Before prior consultation, please obtain a [Building Outline Book *] at the Building Information Center on the second floor of the City Hall (* Some information in the building confirmation application documents are listed).
 To acquire, you need a memo of the building location and construction year, and a copy fee.

※If the individual's tax statement does not include the land lot number for the entire housing complex area, a copy of the land and house registration certificate for the entire housing complex (can be obtained at the ward Tax Division, a fee required) is required.

Q.How long does it take to obtain a building greening certificate through greening discussions?
A.Because it depends on the scale, skills such as the creator's drawing, work speed, etc., there is no indication of "it will end if there is a month".
