Overview of brokerage commissions

The above two associations and four companies and Yokohama City have concluded an "Agreement on Mediation of Yokohama City Land" and a "Memorandum", and asked the members of the two associations and four companies to "mediate" with the following contents. I am.
We ask for the cooperation of the members of the 2 Association and the 4 companies.
In addition, the following contents are agreed between Yokohama City and the two associations and four companies by agreement and memorandum, so they cannot be changed individually.

Property subject to mediation request

“Products sold on a first-come, first-served basis (non-applicable properties, unsuccessful bids, etc.)”
Be sure to investigate the contents of each property by yourself, such as by contacting related organizations.
The application guidelines (including property records) are distributed at the Finance Bureau Facility Management Promotion Section in Yokohama City.
You can't send it by fax. (Be sure to reconfirm the contents by yourself.)

Acceptance start date and mediation request period

The same applies to the expiration date of the property sold on a first-come, first-served basis.

Procedure

1.Residential land and building dealers who intend to mediate will conclude an intermediary contract with Yokohama City in advance if they intend to introduce the buyer.

2.Residential land and building dealers who intend to mediate (hereinafter referred to as "homebuilder") are required to purchase land from those who wish to purchase land (hereinafter referred to as "purchase applicants"). Please receive "application" (style 5), and bring it directly to the following presentation together with "mediation application of municipal ownership land disposal" (style 4).
Reception will be accepted on a first-come, first-served basis, so please forgive if you have already applied or sold. Please check the following contact information to see if the property is not yet applied.
You cannot make a reservation over the phone.

Not applicable to mediation requests

If the purchaser of the land is a homebuilder, it will not be subject to mediation requests.

Establishment of mediation, etc.

The mediation shall be concluded when a municipal land sales contract is concluded between Yokohama City and the purchaser.
However, if the purchase applicant submits the municipal land purchase application and the land sales contract is not concluded within the contract conclusion deadline, the mediation contract shall expire.

Intermediate compensation standards

1.The mediation fee divides the selling price of municipal land in the left column of the following table, and assumes the sum of each amount plus the amount listed in the right column of the table. However, fractions less than 1,000 yen shall be rounded down.
2.We shall not be able to claim mediation rewards for those who purchased municipal land through the mediation.

(Note) This ratio includes the rate equivalent to the tax rate on consumption tax.

Date of payment of intermediary remuneration

After the purchase price is paid in full to Yokohama City from the purchaser of the land, and the registration of ownership transfer is completed, the brokerage fee shall be paid based on the request from the homebuilder (within 30 days after the request, I will pay).
