About the contents of the review
Type | Contents | |

Review 1 | Review to Class 2 Low-rise Residential Areas | We will review the large roads in the residential area from the first-class low-rise residential area to the second-class low-rise residential area. This makes it possible to build independent stores such as daily necessities stores and coffee shops. |
Review 2 | Designation of special use districts | Designate special use districts in districts where it is considered that it is highly necessary to work on improving the convenience of living. As a result, it is possible to build independent stores such as coffee shops and the construction of offices while considering the surrounding living environment. In addition, if a special use area is designated as a Type 2 low-rise residential area, it will be possible to build a daily necessities store of 250 m2 or less. |
Review 3 | Reduced floor area ratio to 80% or 100% (+ Designation of semi-fire prevention areas) | Of the districts with a designated floor area ratio of 80% in the first-class low-rise residential area, the designated floor area ratio will be reduced from 80% to 100% in areas with narrow sites and particularly many aging houses. At the same time, specify a semi-fire prevention area. As a result, the floor area to be built will increase, and a spacious floor plan will be possible. In addition, since a semi-fire prevention area is designated, safety is improved from the viewpoint of fire prevention. |
Review 4 | Review from industrial zone to residential zone | In industrial restricted areas, all areas that have been rebuilt into houses, etc. will be reviewed into residential restricted areas based on the impact on surrounding land use. By doing so, we plan to conservation in the living environment. |
Review 5 | Light changes, etc. | In district which was incorporated into urbanization area by the seventh line drawing whole city review (notification in March, 2018), we change restricted zone of district where correspondence is necessary in consideration of limit of building before transfer. In addition, about district where restricted zone is appointed in urbanization adjustment area, we cancel designation of restricted zone. |
Review 6 | Expansion of greening areas | Currently, the greening area designated as the entire residential area will be designated and expanded to commercial restricted areas (excluding the harbor area) as the Urban Green Space Law was revised in 2017. |
Administrative changes | In the vicinity of the boundary of the restricted zone, we will make administrative changes in areas where the alignment such as roads and rivers has been changed due to road maintenance or waterway repair. |
