Consideration of future use of the current Hongo District Center

Purpose of Business

The Hongo District Center moved to "SAKAESTA" which was built in front of Hongodai Station in December 2021. (For details on the study of SAKAESTA, please see the page on the maintenance of the Hongodai station square complex public facilities (tentative name).)
Regarding the former Hongo district center facility, which became vacant due to the relocation, we will consider the use of it later, but we will improve the convenience around Hongodai Station, maintain and create liveliness and vitality, and to finance the city. I want to connect.

Conducted dialogue on the study of utilization methods [currently finished]

When considering the use of the Hongo district center facility, we conducted a dialogue with private business operators to refer to future utilization methods, and asked about trends in the real estate market and know-how on utilization plans.

Outline of the Dialogue (announced on Friday, April 5, 2019)

[Summary of Dialogue]
(1) Business activities that can be implemented (business purpose, content, management and operation method)
・Office offices, various workshops, and room rental business
(2) Lease size (Leased area, lease fee)
A. Area to be leased
・We would like you to consider renting the entire facility for each floor instead of renting.
・As it is difficult to use the cooking room, we want you to remove it from the lease.
・We want you to rent the whole to an intermediary and consider lending for each room.
B. Lease Fees
・I think it is a high hurdle to rent the entire facility at the general rent market around the facility.
・Even if the contract is canceled due to the borrower's circumstances during the loan period, it is difficult to pay the rent for the remaining contract period.
(3) Request for lease period (Business available lease period)
・A loan method that renews in two to three years is better.
・It is unavoidable that the timing of the loan will be determined by the circumstances of Yokohama City.
(4) Interior construction of facilities (degree and content of interior work, expected effects)
・We hope that the renovation will be carried out in Yokohama City.
・Please remove the partition between the first meeting room and the second meeting room on the second floor.
(5) Date of implementation (public recruitment period, lease start time)
・The timing of open recruitment can be adjusted according to the circumstances of Yokohama City.
(6) Others
・Because the distance from the station is not far too good, there is a problem in attracting customers.
・The purpose of improving convenience around Hongodai Station and maintaining and creating liveliness and vitality is too wide, making it difficult to assume business development.
[Summary of Implementation Results and Issues]
 In this dialogue, two businesses gave frank opinions on the loan requirements for the current Hongo district center facility.
Based on the opinions received, it was found that utilization similar to the district center, such as office offices and workshop venues, can be expected as an assumed project. Regarding loan conditions, we would like you to consider renting for each floor, not the entire facility, and there were opinions such as the rental period should be updated in 2 to 3 years, so by making it a small turnaround condition, demand may increase. On the other hand, it was found that various rooms unique to the district center, such as cooking rooms, are difficult for private businesses to use. From the viewpoint of property management, it is necessary to lend rooms with low demand, so when lending to each room, it is necessary to devise loan conditions.
There were also opinions that renting the entire facility at a general rent rate was a high hurdle. As mentioned above, there is a problem of whether rooms with low demand can be rented individually, so it is necessary to consider it, including a review of the method of utilizing the current Hongo district center facilities to businesses by leasing.
